Anyone build their house?

DH and I are now thinking about having a house built instead of buying one and I have a few questions. For anyone who built a house: what builder did you use and why? And any things to know about the process or general tips?

  • We did we used Ryland but that was b/c there was only two builders in our neighborhood and like'd their layouts better (used better materials too).  Ryland no longer builds in oh/ky.  Its a fun time but can also be stressful.  Theres lots of stuff to pick out.  You also need to be careful when doing walk throughs.  Some of stuff was wrong and was glad we caught it upfront!  It can be overwhelming but just remember in the end its worth it!

  • I know nothing about it, but my husband always tells people to make sure you take a realtor. The builder will definitely have a realtor working for them so you should have one on your side as well. It doesn't cost anything to you and it assures you that you won't end up getting screwed.

    I'm guessing that what pp meant about not paying for it was that the realtor will not charge to go out with you but if you buy the house and use the realtor, then you will pay a percentage based commission to them.

  • We just signed with Fischer Homes to build a home. We chose that builder b/c they were building in a location we liked close to the city. Def have a realtor go with you if you decide to sign. They builder pays your realtor 3% I believe. You do not pay the realtor anything if you buy. The only time you pay a realtor is when you sell your home.

    DH and I looked all over for a home within our budget and decided building was the way to go. The location was perfect for us, the price was great (better than some older homes we looked at) and we get just about everything we want in a home and it's new!

     As for Fischer, if you go with them just remember to know what you want before final sign off. Once you pick everything ... and I mean everything out for your new home, once you sign off... no going back. If you want to make a change you have to pay for it!! It's not as bad as it sounds... just make sure you review every little detail.

    This is what I meant. The seller always pays commission for both sides of the deal so it doesn't cost you anything extra.

  • We built with John Burton.  He is an independent, custom builder and did an amazing job.  We decided against Fischer and went with John b/c Fischer was going to nickel and dime us on everything.  I felt more comfortable going this route because he only builds a few houses a year and I knew we'd get more attention than if we went with a big builder.

    Thanks! Did he build on your land or in a neighborhood? And do you have contact information or a web address? I was having trouble with google.

  • ... one last tip, make sure you negotiate :) The market still isn't that good and use that to your advanatage. That's why taking a realtor can help. Even if they can't take a lot of money off your total cost, ask them to throw things in like a finished deck, granite, finished basement etc.

    One other advantage of building is you have more time to sell your home. Granted if you don't sell it when it's time to close on your new home, you'll have 2 mortgages ... YIKES!!  It still gives you time versus finding a home you love already built.

    Thanks. I'll look into a Realtor soon. The last part doesnt apply because we currently live in an apartment. But that is something I am glad I dont have to think about.

  • The realtor is paid a percentage of your purchase price.  The sales counselor/builder also gets a percentage.  Basically, if you don't use a realtor, the sales counselor gets their normal percentage plus the realtor's percentage. 

    That being said, having built a house, I would definitely have a realtor who is experienced with new home building.  There are a lot of issues that can arise, and you want someone who knows what problems are 'normal' vs unacceptable, and will help you determine what fights you want to fight if you have to go there.

  • Unfortunately, my realtor friends have since moved on to other jobs/communities/retirement...  maybe page hav2run on the babies board?  Her dh is a realtor, and if he's not comfortable with it, I bet he knows someone...
