Spin-off from ErinCass' thread below

I just wanted to segue into an AW moment and share the good news: DH and I are going to buy our first house!

He told me the a week and a half ago; he's being offered a promotion, and with the extra bonus he'll get, we can afford to buy a home right now!  He said, "So honey, start looking for a house."  I started to cry a little I was so proud of him and so excited.

I thought we'd have to wait another year, you know, move of course, (we hate our apartment presently...been here two and a half years) rent a nicer place maybe, then get to buy.

But when Christmas is over, we're going to get our pre-approval, and get going!  Granted where we live, the money won't go far...HGTV tells me that with the amount we have to put down, we can get 4-5 bedrooms with acreage and a pool in like, Austin, Tx, whereas here, we'll get a 2-3 bedroom...and maybe a shrubbery.

BUT I'M SO EXCITED!!!  It's still a secret to our friends and fam...but I know you girls won't tell

:-)

Congrats!!!  I bought a home in 2007 right before the market collapsed.  It is definitely a buyers market now so you should be able to negotiate with the price and terms.  You also have an advantage because you are a first time home buyer which means you have no house to sell to make the sale contingent.  You are the perfect buyer they are looking for so don 't be afraid to use that to your benefit!  Good luck!!!  This is a really great time to buy as you will most definitely get some great equity in the next few years as the market improves!

Very cool!  Thanks so much for the tips.  I swear this is like learning a second language...housing stuff is quite involved at first glance!
