Ryan Homes

H and I are looking into buying or building a home in the near future. We looked at a Ryan Homes community today and really liked what we saw. Have any of you have good or bad experiences with Ryan Homes? I have seen mixed reviews on the internet, but it is nationally.

  • I had a Zachary built in 2009.  I've had pretty good experience...the buying process wasn't too pushy.  You obvioulsy aren't building a million dollar top of the line home, but the quality isn't all that bad. I've heard from A LOT of people that it depends on the lead builder for that community.  Luckily, our lead (Ned) is supposedly the best in the Dayton area.  A lot of the contractors told us that as well as other Ryan homeowners.  

     Building is  nice because you can personalize things how you want them to an extent during the building process and then after you move in you can do more. A lot of the price depends on the community you choose... ours is $241,000 but if we built the same exact home in another community on the other side of town it'd be over $300,000.

         ONly problems we've encountered are normal wear and tear... Nail pops in the drywall... expected as the house settles. THey come fix those at the 10 month inspection. Cracks in the basement floor.. Ned our builder told us straight up that is normal and that as hard as they try sometimes its impossible to get the cement to be that perfect.

     Oh--one compliant is our backyard.. When we built they included sod in the front yard but left the back yard a mess.  We knew it wouldn't be sodded but it's been nearly two years and we've spent a lot of money and time smoothening it out and trying to get grass to grow.   If its an option and you can afford it, Include sod in your backyard its a total pain in you know what otherwise.

  • No personal experience, but I used to live in a subdivision where Ryan Homes were built (we had a different builder).  The one thing we noticed when we walked around the streets where Ryan built is the houses were really close together.  Something worth looking at.

    My experience from building is that any "large" builder (Ryan, Drees, Fischer, M/I) builds a "construction home."  If that's what you want, great, but realize that their priorities are not necessarily on the same level of perfection as your ideas.  JMO.

  • We looked into building with them in NKY and the lady we worked with was great at first showing us all these different houses and floor plans and then she got really pushy. Calling and emailing all the time threatening me saying that "if I didn't pick my home site soon they were all going to be gone and I would be out of luck." We were tired of her hounding and decided to go a different direction if we built. Then we decided on a existing home. So I can't say about the construction process but the picking out process was a pain for us.

  • I built with Ryan 9 years ago and had a really good experience.  The house was solidy built and I haven't had many issues at all.  I went with Ryan over other builders because they were "throwing in" the morning room for "free".  :)

  • We built with Ryan in 2009. While we would probably build with them again, we would stear clear of our construction manager and the sales lady. We would get every.single. thing in writing and would watch the construction like a hawk. We would also probably pay for private inspections throughout the process as well.

    While our sales lady wasn't pushy she didn't know alot about the house. Things she said were standard, weren't, options she said we couldn't get our neighbor with the same house was able to get, ect. I agree with the pp that it completely depends on your construction manager. Our entire neighborhood has had nothing but problems. I am in the construction business and know that some things go wrong. But the amount of problems (and the seriousness) each house has encountered shows that Ryan was only out to make a quick buck and finish our houses as fast as they could and move on.

    We built up in Liberty Township and I would be happy to provide more information if you need it. I believe our cm is now in Monroe or Morrow, something like that.

  • I just moved into my Ryan Home this past Sept. We built in Monroe. IT was a seamless and very easy and painless process. I would definitely recommend them. Ioved my sales lady she knows her stuff and our project manager was fantastic! I havent encountered many problems. We did watch the construction closely based on advice but never had any issues. PP has it right--your sales lady and project manager can make or break your experience. They are a large construction company so if you are looking for a lot of custom options you wont get them with ryan.
