vent: housing is hard to find

Brian and I decided that we are going to TTC very soon...I am no spring chicken.   Before we do though, we want to find a bigger place for when the lease is up in July.  At first we decided to look into buying but without a DP, it is highly unlikely we can afford anything so that leaves us with renting.  We are looking for a 3 bedroom or a 2 bedroom with a finished basement that could serve as a guest area/office.  It is so hard here in NH to find one that isn't going to cost a fortune.  We were hoping to find a townhouse or something.  Unfortunately, there just isn't much out there.  Looks like I will never have a baby :-(

  • You live in Nashua right? We rented there before we bought our house in the next town over. We were looking for a rental about 2 years ago and thought rental prices were fairly reasonable. Especially compared to anything near Boston. Have you looked at the town houses off Exit 8, near the Crown Plaza? We looked at one there 2 years ago and it was ~$1300/month for a very nice 3 bed, 2 bath place with a single car garage and finished basement. I imagine there are other townhouses available for a similar price. Not sure what your price range is, but hopefully this helps a little.

  • DH and I didn't have any money for a DP.  None at all.  We went through New Hampshire Housing Finance Authority (used Schaefer Mortgage to orginate the loan) and were able to get a grant.  The NHHFA gave us ~$5,000 to help with DP/closing costs and we had the sellers pay for another chunk of closing costs.  We wound up with an FHA loan and paid literally $180 at closing. 

    I think the NHHFA may have changed this program a little, but it's worth looking into, if you ask me.

  • Like PP, we had nothing for a DP.  But we started asking around and we found a few options available.  We also had an FHA loan, and I think we paid a total of $2000 at closing (the seller took a big chunk of closing costs).  Obviously it's not as optimal as putting 20% down, but there are options available, and I am a firm believer that it's better than renting (as long as your in a home you can realistically afford). 

    I would start with your bank and talk to a mortgage officer about your options.  We got lucky and found what we needed here, but maybe a mortgage broker could help too.  The only thing you have to "lose" is a few folks checking your credit history.
