I knew as soon as I started looking into apartments, we'd find a house. Oh well, one of those life lessons in patience, I guess.
Anyway, we have a verbal acceptance of our offer, so we're getting the actual black-and-white contract done today. It's a FSBO and it's been on the market a while. Funny thing is, our original agent that we fired was who listed it originally, and she told us it would be great for us, but it was out of our price range. Given that she kept trying to get us to go higher all the time, we opted not to see it. Now the family is listing it FSBO (dropped the price and couldn't afford her commission), and it was much closer to our ideal price. So we made an offer. Within an hour, we had a counter-offer and accepted it.
As for my next request, anybody have a good VA inspector they'd recommend?

One thing in your OP though, sellers don't pay commission to their REAs so I'm not sure what you meant by that.

Sellers DO pay commission to the real estate agents! Unless you make it part of the bargaining process....
I guess it depends on the difference between the FSBO listing price and the commission they were going to end up paying...I'd still argue that the Buyer is the one paying it due to the higher asking price with an agent.
