Well...back to the drawing board
The house didn't work out 
The seller was a bit of a nightmare and unreasonable with her demands. Even armed with comps in the same neighborhood with the SAME FLOORPLAN she was not understanding why we were asking her to come down in price when those all sold for ten grand or more less than hers. She doesn't seem to understand the house isn't going to appraise for her asking price. She came down only $2000 from the asking price but said in order to do that she was asking that we agree to cut our closing time in half and she was cancelling the home warranty that she was originally advertising as part of the deal. Ugh. We had one bought out from under us and now this. Maybe third time's the charm!
