Did you use a management company if you rented out your house?

We aren't using a property management service. We just couldn't justify the cost since we're already losing money on the place.
When we were first renting our place, we considered using a management company. We asked our realtor as well as our mortgage broker for recommendations and they both recommended Midwest Realty Services. I haven't personally worked with them, it's just a recommendation we got.

We do not use a management company. Although we purchased the house with the intent of renting it, so that was our plan all along.
One thing to keep in mind - if you use a management company, you may not qualify under the IRS "active participation" rules, meaning you will not be able to deduct any losses. Then again, deduction of losses is also limited by AGI, so that might be a moot point.

I use Janene Christy of ChristyLiving.com. I think she's awesome. We do most of the repairs and such ourselves but wanted someone to guide us thru the process. It was one months rent up front. She advertised, did the showings, background checks, found comp pricing, found a number of renter options for us to pick (within 5 days we had renters!). She handles all the direct contact. She can help direct repairs, but since we do them ourselves it's not necessary. She also had all the contract information and forms, walked us thru the rental conversion process, inspection etc.
Well worth the money.
