    sad thing is we might take it. we're splitting hairs here over what is essentially 5 mo of mortgage payments, so if we say no, we could be out more...

    argh. i have to remember to be objective adn remember every month it doesnt sell is money we could save instead so in the end it could a wash.

    If the dad is giving them money for the DP and they were asking you to pay CC I personally don't think they are ready to buy a house and I'd be concerned the loan app wouldn't be approved and make it to closing.

    if we take it it would be an early april close date (we won't consider it if we have to pay another month's mortgage too), so we wouldn't be out a lot of market time if it fell through. i don't really care if they can afford it long term.

    Now that you've learned a bit more about them, I wholeheartedly agree with this.  if you are going to pursue them as buyers, I would be looking for something from the underwriters - I don't know what you can ask for, but maybe there is something that exists??  It might help you decide if their offer and ability to obtain the loan is legit.

    Ditto this. It sounds like it was best to find out now rather than in the middle of the closing process.

  • true true. Traffic has never been an issue for us.

    We're really torn because time is really money in this case, and selling in, say, August would give us the same net (after mortgage) as taking this deal. Maybe I'll have more clarity tomorrow.

  • Can you reduce the closing cost that they want you to pay? Sounds like they are using every dime they have to buy a house. I would ask for a quick close, and a higher earnest money deposit.


    I have heard though, that your first offer is an indication of what your house will eventually sell for.. GL

  • We countered at 1% under list and 1/2 the sellers consession they wanted. I'm toying with countering again with the full concession, same price. I don't know. If we do end up making a deal it I will only agree to a quick close so we don't miss the spring market if it falls through.
