We decided to list our house FSBO, just to see what happens. We are dreading paying a realtor to sell it and don't plan on moving/buying for 6months or so. We decided to just put it out there and see what happens. I made a blog and will list it on craigslist. Would you ladies like to review it and/or give suggestions?
Also, a few questions.
1.) For those who sold FSBO, was it a difficult process? Do you regret it or was it fairly easy?
2.) EDIT: We want to sell it for XXXk, but listed it at 146k because we know ppl will offer us lower. How much higher would you list your house for?
3.) IF we would sell it and not find something else right away, we would most likely move into an apartment until we bought something. For those that did that-how bad was it? Especially with a 1 yr old?
(Mortgage update-I called our old mortgage broker and she sound optimistic. She wanted to do a little research and she's calling me first thing Monday morning (I talked to her Friday afternoon). I also applied through a credit union, we'll just see what they say and go from there)

You should add the total square footage to the information. Did you do comps on recent sales for comparable square footage and condition of the home? $46000 seems way to low for your adorable home.
ETA: Okay, $146,000 makes WAY more sense. DH was like, holy crap for $46 we'll buy it. lol!
Haha, I was also very surprised by the price, but I see it's been corrected. Maybe list the specific kitchen appliances - for example, is there a dishwasher & microwave? Cute house!
Also, after people have commented on it here, I might edit this post to remove the info about what you're willing to take. You never know who might stumble onto this post!

I've said it before and I'll say it again: I'd buy your house!
I'd probably plan for a 5-8% reduction in asking price. However, you really have to study your comps. Hop on the polkcountyassessors site and see if you can find comparable homes that have recently sold and their prices.
All I can say is that moving twice with a 1 year old sucks. It's doable but it sucks. lol!
No offense here, so please don't take it that way, but you might want to use pictures that don't have your cat in them. I know there wasn't many. But just a thought, somoene might not even look, just becasue of the cat. And maybe take down G's room sign? So your baby's name isn't posted on the blog, for weirdos, and it takes away that personalization, so people can visualize their child in that room.
Also, I think you're asking a right amount, not high enough that you'll scare people away. You might even go a little higher, just to leave pleanty of room to go down. It's a lot easier to go down than it is to go up!

A few tips when you retake the pics:
-remove all signs of pets/no pets in photos
-remove personal photos
-remove magnets & items from refrigerator
-remove towel from oven handle
-center table in dining room
-remove table runner to make room seem larger
-remove computer from photos
-close ottoman lid in living room
-remove laundry bins in laundry room
-cover electrical panel in basement
-make sure electrical cords are neatly hidden
