Can you say that it's below the assessed value if only the realitor has priced it? Doesn't it have to be "officially" assessed? I honestly don't know, but I just don't want you getting in hot water if the buyer bring in his assessor, who says the house is only worth $138 (or whatever).
I think it looks great. Since the 4th bedroom is non-conforming, I'm not sure you can legally say it's a 4-br home, but your realtor can tell you for sure.
This is what I was thinking too. Also, what does 1+2 BA mean? Is it supposed to be 1.5 bathrooms? (I know what a half bath is, I just didn't understand the 1+2 part).
ETA: Oh duh, as I was reading further down it made sense why you put 1+2. Never mind

I think I would check with your realtor about the bed wording.
In other (nitpicking now) thoughts... to me "galley" kitchen means small and long. Yours isn't massive but I don't know if I'd say galley? It might sway people. So let them decide what they want to call it
To add a positive spin --- I would remove "owner" from "owner finished basement". Just finished basement should be sufficient. A potential buyer can decide if it's up to snuff for them or not

I wouldn't say it's priced under assessed value, that may imply to potential buyers as there is a problem or issue with the house. If they want to compare the selling price and the assessed value they will do their homework. But I wouldn't point it out to them.
The assessed value (in Iowa) is a market value set by the city/county assessors office. It is a set number unless you are planning to protest it and the Board of Review alters the value.
Like Jobiann said, you can't say below assessed value b/c that is a legal term that much be determined by the county assessor. You can look yours up by googling "polk county assessor" and doing a search by property owner. If it really is below assessed value, then you could say that - but it is really rare that homes sell below assessed value.
You are probably thinking about "appraised" value, but you'd have to have an appraisor determine this figure, not a realtor. And most homes sell below appraised value, otherwise the buyer may not be able to secure a loan to buy the property.
I think your home is adorable and should sell quickly at that price. it seems like a steal to me! I'd just move the dining table, like pp said.
