I don't have any pointers about selling quickly in general, but if you have the time/money, I would suggest considering painting some of the walls a more neutral color. For me, the bright yellow kitchen and the baby's room would have made me hesitate, but I loved the green and some of the other colors. I'm sure other people would have different opinions, but if you go with neutrals, it's more likely to attract a wider range of buyers.
Also, you may want to remember that not everyone has kids or is looking for a family-friendly neighborhood, so it may be helpful to keep that in mind as you market to people with different needs in a home.
Finally, you might want to retake the photo of the backyard so there isn't a dog in the backyard. I have dogs and don't mind, but if someone has allergies or worries about the backyard being messy, they may worry about the dog having been in the house shedding a lot or making a mess in the yard.
Just my two cents, good luck selling. It looks like a great house!
i agree with pp about the paint...i personally like your colors, but so many new homeowners (or just new to your-house owners) want to make it their own...darker colors such as the blue and dark colors you have could be a turn-off because buyers are already spending a boatload and even though paint is cheap, the extra work could be a turn off.
other ideas would be to replace things that are cheaper - ie. towel bars, etc.
