The realtor is coming over Monday with her offical house price, marketing approach, etc. But she basically told us we're going to make a good chunk of change on the house and not to spend another dollar on the house.
DH and I talked and I think we're ready to look for something larger, possibly this Spring. Eeek! Moving sucks, but kind of exciting at the same time!

Wow, that's great news! Out of curiosity, did you guys get a good deal on the house originally, did you do a bunch of work to the house, or is the market down in your area just more improved than others? We're thinking of looking around sometime this year, at least casually, so I'm curious about the real estate market in general.

All of the above! We live in one of those snooty towns that retains value a smidge better than some other areas. The house was being sold by the kids of an older couple who had entered assisted living. Since they hadn't lived in the house, and their realtor was a total dummy, we got the house for $55k under asking price. And we've put a lot of work into it.
The realtor we're using now is amazing. Really! I have a lot of faith in her.
We're planning on moving into a neighboring town that's a little less affluent. The school systems are really on the rise and we can get a lot more house for our money, but our realtor said things are flying off the market lately in that town. DH and I were both raised in super, white-privilege type towns, and we currently live in the town I grew up in. As much as we both appreciate our upbringings, we want our kids exposed to more diversity.

We just renting still, but moving during the month of April. Much better than doing it during the winter, or even the hot summer.
So, I'm actually a real estate agent and I tell my clients all the time to use Market Snapshot to get a better idea of what's really going on in any given real estate market. It's a really interesting and useful tool (and free!).

Feb 13 IVF cycle converted down to IUI due to low follicle response... BFFN
one last IVF attempt April/May 2013: 19 retrieved. 10 fertilized. 2 transferred in a 3dt. 4 frosties... BFP!!
EDD: 1/21/14... Induced early at 36+6. Our LO was born 12/30/13
Not yet. And we're not in a rush to move... We were talking last night, and after going to a bunch of open houses yesterday afternoon, we've both agreed to just keep looking and wait to list the house until we find something we love. We're also seriously considering new construction if we can find land at a good price.
Ooooh that would be so awesome! Then you can build everything to your perfect liking!!!

I know! My father is a builder, so he's offered to buy the land we choose, build what we want, and then sell it to us. Since he'll be selling it to us for actual cost and not profit, and he can build a 4br colonial for 200k (he already has a few different plans for us to chose from), obviously that's an amazing option for us. So it'll depend on finding land. Plus, that way he can take his time (it might take them a year to build since it won't be his first priority since we it won't be profitable for him) and we won't be out a whole bunch of money while we wait for the house to be built.

I know! I'm super lucky! But I love love antique colonials and victorians... I've lived in new construction my whole life and find it so cookie cutter (I know, wah wah wah, poor me haha- but again, Dad's a builder!) I'm most interested in buying a victorian and doing the work on it. We have the luxury of being able to buy a house in poor shape and do all the work for minimal $.
My father has his builder's, plumber's, and supervisor's licenses, so sometimes I get phone calls like "You have a new sink and toilet in one of your bathrooms... I hired a new guy and wanted to watch him do it on his own." Haha
I share your love for antique homes! The house that we put our house up on the market for was a beautiful antique colonial...our dream house. Beautiful built-ins, stained glass window details, fire places....but completely updated. The previous owners had taken all the trim down put new insulation in, and new walls...then refinished the trim. GORGEOUS! I am still upset that it didn't work out for us because a house like that is hard to find.
Ah, I love it! I don't blame you for still missing it, houses with that much character are hard to come by. There's a beautiful 5 bedroom antique colonial in one of the towns we're considering listed for $289,900... It's haunting me. We would have the money to do the work it needs (new kitchen, 2 new bathrooms, a lot of exterior work) but the road is pretty busy, and it's sandwiched between 2 other houses on a smallish lot. I WANT it. But no fireplace, and too small lot and no neighborhood... It's a no, despite the price. Ugh.
Um, I need a second sink added to my master bathroom, with the accompanying plumbing work to be done too. Your dad can supervise someone at my house!
