Home Warranty

Recommend your Home Warranty company please. Have you ever had to use it? Pleased with the service? Company you used a hassle? I want to know everything you can tell me about them. Thanks!

  • I've used American Home Shield twice, and was happy with the service.

    My former home had it (I lived there for 3 years), and that house had a lot of issues (air conditioning, plumbing, water heater) so the home warranty was really helpful.  There was only a problem with the service providers they had come out once--the guy wanted to fix something again that he'd previously "fixed" instead of replacing a part.  That was solved easily enough. 

    I only kept the warranty on my current home for the first year, and did not use it.

  • We have Old Republic Home Warranty.  I'm not positive about some of this because the realtor set it up and the sellers paid for it for this year.  I think it's about $450 a year.  So far, we've had to use it once.  The display in our oven went out.  It was a bit of a hassle in the sense that the part was a) backordered b) discontinued c) no problem, it should be there.  Basically, it took quite awhile to get the actual part because it seemed like every person we talked to had a different story about what was going on with it (why it was taking so long to come in.)  However, had it really been discontinued they were going to buy us a whole new oven (which would have been $2,000-2,500 due to the style)  They found the part and had it installed.  The part alone was over $400 and it cost us $60.

  • We also have Old Republic Home Warranty and I am happy with them.  We used them to fix the dishwasher and then to replace the dishwasher, to fix the microwave and then replace the microwave, and also to fix the AC.  We haven't had any problems using them.

  • As an agent Ive had clients use several different companies. No own has raved or has had issues. The main thing to look at is to make sure that all the extras on your house are covered. ie.. pool, septic, etc. They are extra but for the first year youll be thankful. 

    Several clients have saved thousands the first year. All they had to pay was the call fee, which ranges from 40-60. Most dont renew after the first year, if they are handy or dont mind taking care of it themselves.

  • Chiming in late here...I have used both AHS & ORH and loved the first & hated the second.
