ohhh nooo. Plumbers enter.

I am nervous today.  This morning H noticed that our kitchen floor, right next to where the water heater is in the garage, is very warm.  Like the sun is shining on it, but it was still dark out.  And when he told me that I reminded him that I had a lukewarm shower a couple times this month.  Plumbing leak?  We shall see...  We've put a call in to the our handy man from work and hopefully he has nothing but good news.  I know what those plumbers make per hour... :/

    Please understand that what the plumber makes per hour is not what that plumber is taking home. The overhead on plumbing equipment is very HIGH plus working with water, insurance is very expensive too.

    Not attacking you. Promise. It is an expensive business to run. Is the wall around the water heater wet/swollen? Does it appear to be leaking? The heat on the wall (if dry) could be a wiring problem

    I don't think you're attacking me :)  And I totally get that there are costs involved, it's all good!  The washing machine is near the water heater and that has actually leaked for a little while, but it is because I had washed my bathroom rug a bunch of times and the threads had clogged it.  We used a bladder type thing to clear the pipe to the washer and that cleared it up and stopped the leak from the washer.  I never wash clothes with hot water (I'm a conservationist) so the warm tile is not from the washing machine.  Good news is the wall is not swollen at all. 

    It sounds like you may know a plumber.  I'll take any recommendations if you have one!  I also have a problem with my shower in my guest bathroom.  It leaks under the wall, (which also is not swollen, probably just because we caught it quickly so we stopped using it).  I'm guessing we need to take out the tub and replace the pan underneath, but that is not something I want to attempt withou the help of a professional.  Why oh why did we buy a forclosure?  :)  (JK, I love my house, it's worth it)

    Unfortunately I am still married to a plumber lol. I have spent some time on plumbing jobs in the past 8 years.Though he was a $hitty husband hes a great plumber. If you want his number to get a quote I can pass it on to you.

    I dont believe there is a tub pan. If its leaking on the wall it could be the shower valve.  If so it would mean taking out the tile from the spout to the shower head and having it replaced. Usually you end up having to re-tile the whole shower because chances are you dont have extra tiles with a foreclosure.

    I think H worked for anytime at some point, or applied with them but I dont know much about them. DONT call Ben Franklin.

    Oh shoot, it's the STBEH?  Maybe not...that might be weird?  "Hi, I'm Trisha's internet friend and..."    Heard on Ben Franklin, thank you :)  I seem to think I have heard that name somewhere before but I'm not sure.  Maybe they are our new plumbers at work, who I'm not fond of, personality wise.

    About the shower, the spray doesn't leak onto the tile.  But there is another bathroom next to the shower, and the water was seeping under the floorboards in that bathroom while the shower was draining.  That is why I think it has something to do with the drain.  I'm not opposed to redoing the tile, it is ugly anyway.  It could be fun to learn how.  I'd like the shower to be functional without worrying that there will be mold issues in the wall.  To retile would be worth it.

  • Hmm, Im stumped on the shower.

    STBXH worked for a company last summer that was really fairly priced. He left there because there was simply not enough work to keep him busy. If I were to recommend any plumber it would probably be them. (assuming his business practices are still the same) West Coast Plumbing Services, 813-480-1552. I am not sure where you live but they are based out of Brandon and service all areas

  • Thanks girl!  Our friendly handy man is coming over today to take a look and see what he thinks, then I will likely give WCP a call.  (That is actually who we use at work, I just found out, not Ben Franklin.  I know the Ben Franklin name because they were digging on my neighbors yard not too long ago.)

  • Well.  The handyman just left.  The bad news is we are going to have to take up our tile in the kitchen and maybe all the way to the bathroom.  The good news is I am going to end up with new floors and cabinets like I've been wanting.  

    He's going to call his plumber and they are going to figure out the best way to figure out where the leak exactly is originating as non destructively as possible.  Oy.

  • Slab leak? Hope not. There are leak detection services that can find where exactly the leak is instead of busting out your floor all the way down the house. I think is a couple hundred, though if your making a homeowners claim for it they usually cover it.

    I hope it all works out for you, keep me updated

    Well there is definately a leak.  We found the water meter and it is spinning even though there is no water running in the house.  Then he played with the heater and that is where the problem is.  In the meantime, the spot in the kitchen floor is hot.  If I ever noticed it before I thought it was because my dog was sleeping there, but now I realize that is probably why the dog sleeps there.  There are no other visual signs of a leak though so I will stay hopeful.

    We will definately be needing the leak detection service.  HandyHaus (our handy man) said it's difficult to get homeowners to pay for this.  What are your thoughts on that?  I hope they do.  I'm nervous because we were already dropped by everybody besides Citizens.  I don't want to pi$s them off too much... 

    This blows.  We've been planning on 9k for a roof, but this is unexpected to say the least.  Guess the roof will be waiting yet another year. or maybe 2.

    H had the idea this morning that instead of digging we should install new plumbing through the top of the house.  I imagine that there is a reason for going through the ground for the last several centuries, but I have to admire his thinking outside of the box.

  • Okay, I called STBXH and asked him about this. He said that having that hot spot on the floor, you already know where the leak is and not to waste the money on leak detection. The leak is in the hot water line so if you turn the hot water off it will save you some water/and not mess with the slab more. Basically what you would have to do is bust up the spot where the heat is and repair/replace that pipe. Sometimes depending on where it is you can just make that a dead line and run a new pipe, So H's idea was not off either.

    He said not to make an insurance claim on it because as long as its not right up against a load bearing wall he can bust up the floor, fix it and repatch the floor for less then $500 which is usually the minimum deductible.

  • Woah $500?  That is encouraging!  Thank you for that!  While H was at work today he set up a meeting with a plumber tomorrow so we'll see what he says, if it's a lot more, maybe I can get STBXH's # from you?  The guy coming over tomorrow is from Nick's Plumbing.  Our friend Handy Haus highly recommends him so we'll see, wish me luck!!  I'll let you know what he says tomorrow, (depending on what time he's done, because I've got the L-Boogie show tomorrow night!!  :)

  • I will go ahead and PM you his number. Hes actually here tonight helping with P who suddenly got real sick on me today. Shes feeling better thankfully.
