appraisal cost

I saw a couple of you have had your houses appraised recently. How much does that cost? We've done a few improvements since moving in and we'd like to get an idea of what our house is worth. even though it might depress us!

We haven't done it yet b/c we thought it was pretty expensive.

  • It cost us $300-$400 last year.
  • I have no idea. Ours was included in our purchase price.

  • Our appraisal was done with our home inspection, the total was $450 but the appraisal portion was only $75, from what I remember.

    But when we were going to have our house appraised last, the mortgage guy that we were working with told us to hold off on doing it unless we were sure that we were going to re-fi. Something about when your house gets appraised, and if it is appraised for a higher value than the city/town has it, then your taxes go up. Not sure if that is true or not since our house was appraised around the same as the city. I am no expert by any means but I figured I would pass that along and might be worth checking on, esp if you think it will be valued higher than what the city currently has it valued it. I know they do reassessments every year but unless they have documentation on what you have actually done, I don't think the reassessements change that dramatically.

    This.  If I remember correctly, when the city does the reassessment, they don't go inside...just check around the outside of the house.  So any interior improvements don't get taken into account.  But if you have your own appraisal done, the city will use that number.

    When our city has reassessment they only look on the outside. I know ours went up this year.

    But I have heard if you get it appraised then your insurance will go up.

    Unless you are going to sell or re-fi your house, don't get it appraised. If it is higher, your school and property taxes can increase as well as your home owners insurance.

    Everyone is right - getting your home appraised can change your property taxes and insurance. And any major improvements don't typically affect the appraisal much, unless you got a permit for those improvements (like if it changes your sq footage or something). Plus, these days, most appraisals only deliver depressing news anyway. :( Check Cyberhomes.com, Trulia.com or Zillow.com for a decent idea of what your home may be worth.
