How is Havre de Grace?

Re: How is Havre de Grace?

  • I love HDG. It can be touchy in areas, and I would be careful to stay out of certain parts, but I do love it. The downtown historic section has some great properties, some that are quite the steal IMO. Bulle Rock, a huge huge huge golf course community is in the HDG zip code, and is a beautiful area. We looked there when we were moving, and it was just a little out of our target area. But that neighborhood is full of short sales and foreclosures (for no other reason other than people bought more than they could afford, and way overpaid for their properties) and you can really get great deals in there. The one thing with that community is that the HOA fees are ridiculously high. Like $300 a month. But it covers all your outside maintenance, you don't even have to cut the grass.

I was just in downtown HDG this past weekend, and I was thinking what a great place to live.

  • I have no useful info to give you, like on schools or neighborhoods or anything. But I LOVE the town. I love the houses, love the water views, love the restaurants. Hopefully someone else can chime in!

  • Mmhhh, schools. That's a good question. Is that important to you? I am thinking that HDG schools are likely not that good. However with the influx of new development via Bulle Rock, Greenway Farms, and a few others, they may be getting better.
  • Schools are important since we will need them one day.  My daughter is 18 mos, but we found St.  Margarets as an option for private school.

OMG, I am starting to really stress out...

I can't imagine how stressful it must be. I have nothing else to do, seriously. If you want to email me nestiemary at gmail dot com I can help you sort through neighborhoods and will be totally honest with you.

HDG to St. Margarets which is in bel air, would not really be a great idea. It is in the opposite direction of APG, and coming from Bel Air to APG can be tricky at times.

  • Mary brings up very good points to consider with Bulle Rock/HdG and the schools. I also agree that going form HdG to St. Margaret's to APG would be a pain in the neck. Are you considering Bel Air? So many people we know live in Bel Air and work at APG. Can't beat being so close!

  • I work in HDG and I love the area.  The schools are perhaps not as good as the best schools in the county, but as far as the schools on the 95 corridor they aren't bad. Lots of the kids I work with go/went to the high school and had very good experiences. I also have met several parents whose children attend the elementary schools and they seem happy.

  • We originally were looking at bel air.  but since we are moving on such short notice we havent listed our current home yet so for a time we will be stuck with two mortgages or a rent and a mortgage.  Until the government comes in to buy our house and gives us a letter of intent to buy it, our debt to income ratio is crap!  so what we have been preapproved for is way less than we would like, plus we have to be able to juggle 2 mortgages until our NJ home sells.  So we are looking at houses in our range and there isnt too much.

If we rent, Bel Air could work because there are some nice town homes.  Also we are looking for day cares.  Right now my daughter is #42 on the wait list at APG!  So we are looking at places next week as well.  My head is spinning...

  • If it were me, I'd honestly rent for now.  You are making a huge change in your life and coming into a new area.  While renting is essentially "throwing" money away to pay someone else's mortgage, I think you'd save yourself a ton of stress.  It will give you time to get down here, view the area, research the schools and also give you time to sell your NJ home.  The girls on here (myself included) will give you honest advice about areas, however, some have differing opinions.  I think you should come down, acclimate yourself, look around, view the areas, research the neighborhoods, meet new people and then make an educated decision where you want to move your family for the years to come.  That is just my humble opinion.

I have a rental property and my first rentors were originally from the area, but they were moving back.  They didn't want to jump into a house or commit to a location right away.  They wanted to get here, settled down from the move, look around and make an educated decision for their family.  They had children so schools were a factor, they had family here so that was a factor and I honestly think it was a very smart move for them and their family.

    Good luck

  • I don't know what happen to my other post (from my ipad), anyways, I wanted to give you a heads up to make sure you check out the property taxes on the properties in HDG.  They are the highest property taxes in Harford County.  Aberdeen has the second highest.  I'm a local real estate agent, and I know several buyers over look this fact.  They see they can get a lot more house for the money, but if you escrow your property taxes into your mortgage you will be paying more a month then probably other homes in the area (central county Bel Air, Forest Hill, Abingdon, etc).  To give you an idea I sold a 150K 2 bedroom condo in HDG and the property taxes were almost $3000. Craziness.  Just be a wise buyer.  I love the town of HDG and go there plenty.  It is a great town with lots of redevelopment occurring.  Best of luck with your decision.  Feel free to ask me if you have any other questions.
