Smithfield, Lincoln or Cumberland?

Those are the three areas we are looking at.  Probably Cumberland first with Smithfield second, then Lincoln.  The areas of Cumberland are all north of 295 and if Smithfield would be building new out in the Ridgeland section or Greenville.  For Lincoln, the Limerock area. 

Any thoughts in general about these?  I know apparently Smithfield has the best schools but that isn't a huge concern for us because that doesn't really matter until at least middle school and I don't know where we will be in 6 years.  This is definitely not our forever home we are looking for  :)

  • I like Smithfield and Lincoln.  They're beautiful towns with good schools (I know that's not huge on your list, but I had to mention).  Cumberland is good as well.  All good areas - you'll be happy up here! :)
  • I'm familiar with all three. I'm from the limerock section of Lincoln and I would love to move back. I keep trying to get my dad to sell me his house.

    Smithfield is where both sets of grandparents lived. My grandfather was in Greenville. They will charge you an extra $8K to build here just so you know. It's a zoning thing for schools. I know this because my dad and aunts just sold the lot next to my grandfathers house, and that was part of it.

    Cumberland is nice too. I actually am looking at all three of these place.

  • We've lived in Lincoln for five years and really like it.  Close to Providence (where I work), but feels much further removed than the 12-minute commute, thanks to the trees, water, historic buildings, and open spaces.  It's nice to have the Blackstone bike path and Lincoln Woods nearby.  I'm a few minutes from a Target (always a plus) and about 10 minutes from the Attleboro/N. Attleboro Route 1 shopping.  Bonus: the taxes are low, thanks to Twin River.

  • I grew up in Limerock and have always heard that Lincoln & Cumberland had the best schools. I love the Arnold Mills area of Cumberland. Limerock kids go to Central Elemantry-a really good school. Also, Lincoln has the Homestead Tax thing, which is a great perk to living here :)

  • I vote for Smithfield because that is where we live! And so do my parents, my in laws, 2 of my aunts and my cousin. :) The only problem with Smithfield (and particularly Greenville) is if you commute on 295 and live in Greenville you have a HUGE traffic headache on route 44. Especially at Christmas time because of Smithfield Commons being right there. But, on the positive side, you have Smithfield Commons right there which has Target, Home Depot, Dave's, Kohl's Gap/Old Navy, Children's Place, etc...

  • Hmm, I remember a nestie telling me they lived there growing up. I wonder who it was.

    Anyway, I hate that I went to private school in MA and never knew anyone around :(

  • Smithfield!  Greenville specifically.  Why?  Because I live here!!  Haha.  Seriously though, it's a great neighborhood.

    Also - regarding the Rt 44 traffic, I'd be happy to tell you my husband's secret way out of Greenville to avoid it... :-)

  • What is the secret way out of greenville?!?!  I am trying to think of what it could be, I go certain ways when I see trafic on 44 from 295 when I can see it is bad, but if there is a way around things i don't know about... :-)  We go random ways when we know it is bad, but sometimes i think it is longer than sitting in traffic... so curious.

     My vote is for Greenville... :-)  if we eventually move there too our kids would be in the same school again. Maybe our chances of actually seeing eachother would be better. lol

    I grew up in greenville and love it there. I always wish we moved there instead of warwick.  before my dad died i would always look at houses in greenville for a possible move.  it is just such a nice spot- but i think the areas you mentioned are all nice.  if i were you i'd still search in all areas you mentioned just to see what is out there. 

  • I say Greenville, since I grew up there and love it, but I am now in glocester
  • I vote for Smithfield because we live there.  We are off of Rt 7.  We love it.  Our neighborhood is great. We are close to an elementary school with a playground.  Close to 295, 5 minutes from Lincoln Mall and less than 10 minutes from Rt. 44. 
  • We live in Lincoln and love it. ?We wanted a good school system with some diversity. ?Smithfield has better schools than Lincoln, but also less diversity (if that matters). ?I find Smithfield to be out of the way... the highways are just not convenient. ?We lived in Boston and NYC previously and wanted suburbs without being too far from Providence and Boston. ??

  • a) we need a Smithfield ladies GTG!

    b) the secret way out, at least from our area, is to take Orchard Ave down to Winsor Ave, go left at Winsor, go right at Greenville Ave, then left on Route 5 to sneak around that whole narrow portion of Rt 44.  It's a bit longer, but goes quicker and is scenic, at least.

  • Thanks for the map...seriously- I had no clue the names of those roads. I go towards Athen's PIzza. I do a "short cut" the oppsosite way, I'd come out at McDonalds. I usually cut through that way to get to there too, going down by the elememtary school is so annoying at rush hour. I hate the traffic by teh Commons sometimes, depends on the time of day and holidays, but it was never like that before. I love having the shopping there though. I wish they had better restaurants though.
  • No problem!  I love Athens Pizza - my favorite neighbor owns it :-)

    Have you been to Pho Evergreen yet? It's good - they have awesome spring rolls - despite being kind of a pain to get out of.  It's right at that light where 116 goes north, near the vet that's under construction.

    And not too far into Johnston there's Sura, which has amazing Korean BBQ...

    Have you ever been to like the Greenville Inn or the other local "family" restaurants? I've been meaning to try it out.

  • oh - and if you're going south on 295, we sometimes take Orchard south to Winsor, go right on Winsor, then your first left onto Hopkins, which takes you to Route 6

  • I have never tried Pho, but think my parents had tried it and a neighbor of theirs likes it too.  We used to go to Greenville Inn a few times a LONG time ago.  We stpped b/c we really didn't like it anymore.  We don't really have any places we really liek around town.  We typically go to Little Inn ( down 44) when we want a good meal.  I am curious if anyone else has a place they like.
