Any info on these neighborhoods?

I have a friend from another board who is looking to move to MD and has several neighborhoods on her radar.  Can anyone tell me more about: Aventine Spring in Silver Spring, , Fieldstone Farm, Groves at Piney Orchard (Jaime?), Avalon at Fairway Hills in Columbia and Camden Russett in Laurel (Heidi?)?

She has kids, her DH would be commuting to Beltsville and they are looking for something in the short-term while they get used to the sticker shock of housing prices here.

  • We lived at Avalon at Fairway Hills in Columbia.  DH lived there for 3 years before I moved here and then we lived there one year together.  We've also had several friends live there.  We were happy with the management company and the apartments are nice with a gym to use and pools.  I would walk around the neighborhood and felt safe and we regularly took walks on the golf course (Fairway Hills) that the complex is on.  There are three Avalons on that road, all Fairway Hills, but they are different and I would definitely recommend one the most, and one the least based on things I've seen and experienced with friends there as well.  I would recommend it and we were happy when we were there.  It's very close to Route 29 and by the mall and is very easy to get to restaurants/other shopping in Columbia.

  • I'm trying to think of which apartments are Camden in Russett. All in all, the Russett neighborhood is really nice and well kept. We rented in Russett when we first moved here and then decided to buy there too. There have been some petty crimes in the neighborhood recently, but nothing that makes me afraid for my life. And, I think they happen everywhere. A few cars stolen. A few robberies. Not toa make light of those things, but I don't really think there is anywhere you could go to get away from that. Russett, in my opinion, is the best area of Laurel. It also is a very easy commute to Beltsville.

    Not sure the age of the kids, but Russett kids go to Ft. Meade schools. If you have any questions, feel free to page me.

  • We lived at Riverscape in Piney Orchard, which was newer than the Groves. We visited both and settled on Riverscape. It was a great first apartment for us-large and very bright. The neighborhood was great. We didn't have any problems with anything, including the management company. They had a pool at the apartment and you could also use any of the community pools.

    Fieldstone Farm is fairly new and I would have her look at that too. It might be more expensive though than the other two.

  • I know which apartments those are now. Can't say I know anything specific about those apartments, but they are right across the street from a KinderCare. They could also check out Archstone at Russett - those are 2br 2ba townhomes with 1 car garages. I think we paid ~1500/mo (in 2006).

    I am not concerned with school districts, because we are planning on leasing short term till we get to know the area, and would probably move/buy before LO's go to school if DH is still with that job.

    Also, I have seen another property - Emerson at Cherry Lane in Laurel..any thoughts/info?  Or if anyone has any other suggestions on communities to look into, I would greatly appreciate them!

    Hmm. I don't know anything about that specific community, but the Fairland area in Silver Spring (where that community is located) is a bit rough. Not the worst part of SS, but definitely not the best either.

    I know some people don't like that area of Laurel (behind the mall), but I lived in that area and never had a problem (at the Avondale--we were very happy there; it's a gated community). It's very convenient. I looked at those apartments (Emerson) and personally thought they were quite expensive considering the location. However, they are also new and were very nice (granted this was back in 2008).

     ditto about the Fairland area. I know that is a generalization, but I play softball some at Fairland Park and it doesn't seem like the nicest area.

    Those apartments are brand new (well a couple years old). I don't know anything really about them. But, I personally wouldn't chose to live there because of being next to the mall and right on Rte 1. I avoid driving on route 1 as much as possible and don't think I'd like living there due to traffic. However, your husband will likely drive Rte 1 to get to work and that location would put you a little ways toward Beltsville.

    Does anyone know anything about Autumn Woods in Odenton?

    Hi Bunney!

    Welcome to the area! I would stay away from Cherry Lane and anything in Prince George's county.  There are isolated pockets that aren't bad but overall not an area you want to take a chance in.

    I agree with all of this.  Fieldstone is more expensive and really they are pretty much the same at the Groves. They can also buy a community pass to the big PO pools and gym if they live in any of the apt communities. 

    I don't want to offend anyone, but I would stay away from Russett. Just my experiences haven't been good there.

    Is that also in Piney Orchard? I have a house there and pretty much any of the neighborhoods there you will like and your commute wouldn't be too bad. I worked in College Park and drove from Odenton. You can PM if you want more info on the area.
