Does anyone have a home warrenty?
When we bought our house our previous owner bought one for our first year and now it is up for renewal. I've asked them several questions with the company and it all seems really good. Seems like the only down fall would be us not using it and losing that money we paid for it. Just like most insurance policies.
Before we renew I just wanted to get some opions from others. TIA

We got one when we bought our house, but won't be renewing it. These policies are so limited in what they'll cover that it's just not worth it, in our opinion.
Would've been handy though if the problems we've had with the house (cracks/shifting in the basement, totally clogged downspouts) were covered, but the policy really only covers appliances and the HVAC system.

This. I had a warranty when I bought my first house. It was a waste. My furnace went out once and I had to call the warranty people. They would only send a specific company that they contracted out (which I completely understand) but the guy finds the problem only to tell me that what needed to be done wouldn't be covered under the home warranty. I started digging a little further into the policy and come to find hardly anything was truly "covered" as they claimed. Things like a leaky pipe weren't covered (which I had & needed fixed), broken water heater (which wasn't very old) that exploded & leaked all over my stuff in the basement wasn't covered. I could go on and on.
When that came up for renewal I decided against it. I had the sellers purchase that initial year's worth and I'm happy that I didn't pay for it. After all the research I did I don't think a lot of them are worth the expense, imo.
I'll never have a home warranty again unless it is paid by the seller and I will never under any circumstances renew one again. And here's why:
1. You don't choose your service people and several of the service providers contracted by our warranties were subpar.
2. What is covered in the policies is extremely limited. For example, if you have a pipe leak they will cover the pipe only but not the water damage to the floor or ceiling or drywall caused by the leak. Or, they wanted to replace just the coil in our 13 year old air conditioner and would only use one supplier. It took 6 weeks. And the two other companies we brought in to look at the problem both said this fix was ridiculous as there were other parts of the a/c that were about to go and that really we needed to replace the a/c unit. They said the fix being proposed was the equivalent of putting new tires on a car with 300,000 miles with a bad motor, dying battery, and rusted body. The warranty company agreed but flat out told us they only fix the broken components as they break and will not replace the entire unit. They will fix it piecemeal.
We got a home warranty but it was included in the sale, so we did not purchase it. It did come in handy though when our hot water heater broke and we had some minor flooding due to that. It was all covered except for the cost of replacing one of the pipes. It was worth it to us, but we ended up not renewing it when the time came.
The biggest headache for us though is that only certain companies were covered contractors and it took us almost 2 days of calling for someone to schedule a time to come look at it. In the meantime, we had no hot water and water all over our garage. It was such a pain.
If I were you I'd definitely read through the coverage info because like others have said because what you may think would be covered may not be.

We had first american home warranty and renewed for two years.
Here is a total list of all they did for us:
A new A/C compressor
A new over the range built in microwave
A new garbage disposal
A new garage door opener
4 Rusted/leaky pipe fixes (inlcuding cutting out a main drain that was still cast iron and replacing with PVC)
There were a few other things I can't remember off the top of my head- but basically it paid for itself for US. Yes, you have to use the contractor they choose, but our contractors were out in a day or two and since they knew we were only out our $50 they typically tried to get the company to cover replacing old with new since it was in their best interest too!... We are getting another home warranty with our new home purchase the seller is paying for... we will definitely consider renewing as well.
What company are you using? We personally have HMS and we have not had any problems we love it and plan to renew it again for a 3rd year. I agree with everything that has been said regarding the contractors and only certain items being fixed. However that's how most warranties and insurances work. We have had some come out to fix or repair our AC unit, garbage disposal, added a 2nd sump pump, replaced our water softner and I am forgetting a few things. So no complaints here.
