Not complicated at all - it's an effing roof lol.
I wanted to throat punch the dude that gave the estimate. I was like WTF? I'll get up there and replace them myself. Shiiit.
when we first moved up here we got a quote to replace the flooring of our front porch which is 22x8 - guy wanted 25,000. um ok thanks. joe did for less than 500.
i don't know where these people come up with quotes, especially during this down economy.
No crap. I told C, I'd climb up there and do it myself.
Is it to rip and replace it? Do you need new sheathing? Do you have leaks currently? Does it include new gutters? How many square feet? Do you live on a hill that makes the height more then typical? Is the contractor actually legit? (licensed, bonded, insured, worker comp)
I'm trying to think of all the things that add to the roof estimates. I'm not saying don't get more estimates. However you will pay through a good contractor then a bad one.
We have no leaks, and the two contractors we've had come by said the roof is in good shape (inside and out), but it's 24 years old, so its "time". We do not need new gutters, and it's approx 3400 sq ft. We don't live on a hill, well...we technically live on H HILL Road, but we aren't on the hill we're set back and down. Both contractors are legit, we aren't messing with that nonsense, and I understand that comes with the territory, but 20k still sounds steep.

They do roof repairs (patches), but if it needs to be replaced it's on us. The board is trying to get the HOA to pay for it, but if that happens we will prob see an increase in the common fees.
