Where to live Austin

Hi there. My DH and I are doing a "where else could we live" investigation, and Austin has come up. What, in your opinions are good neighborhoods to get a house/condo in? We are in our late 30s, No kids. Our budget is actually pretty good, we have a lot saved. Love the art & music scene & are socially & morally very liberal. Thanks!  Any and all comments appreciated.

  • I would love to live downtown or in South Austin around S. Congress Ave. Just really cool parts of town with a lot of shops and restaurants nearby. Unfortunately we work in far north Austin, and we don't want to deal with that kind of commute.
  • Agreed with pp, you belong in the downtown/soco area!  I *loved* living in the Bouldin Creek/Travis Heights area, it was just south of the river and off of south 1st and south congress streets. Try searching out those neighborhood names.  There are lots of newer modern houses there, as well as older bungalows so you could find pretty much whatever you are looking for.

    There are also lots of really neat new developments coming out.. like Barton Place condos look pretty nice, I'm going to go take a look at them next month.

    I've been stalking the Austin real estate market looking for a good place to buy a 2nd house (for like a homeaway.com rental), so I'm pretty familiar with it if you want to chat about it - monski at gmail dot com.  I moved away from the atx less than a year ago and still miss it every day.:)

  • I agree with pp.  If we could choose anywhere it would be either South Congress, downtown or maybe the Domain.  (Of course, these are all if money was no issue to us and we didn't have to work.)  I think it would be so much fun to live somewhere that you could just walk to all of the fun stuff and not have to mess with driving around.

  • If I had a big budget I would love to live in Hyde Park (just north of UT) or in south Austin in Barton Hills or Travis Heights. Houses in that area will be expensive though, like 400-500,000.

    South Austin, south of Ben White/290, but west of 35, has a lot of nice areas and houses are more reasonably priced.  The zip code for that area is 78745. I would avoid southeast Austin (south of the river, east of 35) because there's a lot of crime over there. And I personally would be hesitant about East Austin too (north or the river, east of 35), even though it's very hip, because there's a lot of home burglary over there, from what I hear.

    Traffic sucks though, so in an ideal world you'd pick some place close to where you'll be working!

  • Thanks all! we hope to go to Austin City Limits this year, so we'll know where to take drives to. We live in NYC, $400-500K willl get you a 1-bedroom. A nice one, in a doorman building, but not much bigger. This is one reason we think about moving in the future, selling our 2 bedroom and getting a house or big condo somewhere w/o a mortgage. Hard to leave where you've lived for 15 years, and when we move we'd want it to be somewhere good.  

  • you could get a badass place downtown (or congress area) for 500k.
