The ups and downs of buying a house.

Hey ladies - sorry I've been MIA - the last week has been nuts between the offer on the house, my birthday, mother's day, and two concerts.  I haven't posted pics because I SUCK at it on TN, but here's a house update.

We had the inspection on Saturday and the inspector rated the house a 7/10.  Not too bad.  There's stuff that needs to be done, and he was a bit concerned on some of the electrical, but it's not a bad house.  However, we had been concerned on some of the electrical even before this and we brought in an electrical underwriter on Monday.

We got the electrical report back today.  ::sigh::  The house failed the electrical underwriter's inspection.  So my dad (also our lawyer) sent the results to the seller to see what they're willing to fix - it's a page and a half of stuff.  Well, they said that they would give us a credit of $800.  That's an insult.  You don't need to be an electrician to know that this stuff costs more than $800 to fix properly.  I left a message for an electrical company to get an appraisal of what it would cost to fix - I trust my inlaws when they recommended this company, they're insane when it comes to home repairs.  So now I'm waiting for a call, but I'd like to get this done sooner rather than later in case we need to back out.

It's just frustrating - my father has been amazing and paid for both inspections and I'd feel awful if he's out that money.  We didn't ask him to pay for them and they ran about $1100.  Granted, I am not about to buy a house with major electrical issues, but I'm just so torn because this house is already right near the very top of our price point and we don't want to have to put another 10k into it. (We were already planning on work in the garage).  Ugh!  This is more of a vent than anything else but any thoughts/opinions/advice is more than welcome.

  • oh man that stinks!  I totally know where you're coming from- we lost the first house we made an offer on because of foundation water issues.  It was such a beautiful house, and it would have been a "forever" home for us.  I was heartbroken and literally sobbed in the car when we drove away after the horrible inspection.  DH felt terrible and was also really upset, but the house was already at the top of our price range and we just knew that being first time homebuyers we didn't want to get in over our heads.

    We ended up a few months later getting a smaller, more affordable, sturdy house that passed inspection no problem, and look back and realize that it was for the best.  And even this house has cost us a TON in renovations, carpet, basic house stuff that we never expected, so I am glad we didn't go with anything that needed major repair.

    Hopefully the seller will be able to give you more money towards the electrical problems, or lower the selling price so that you can afford to fix them.  Good luck and keep us updated!!! 

     

  • First of all, happy belated birthday!

    Second, if there is anything questionable about this house that could cost big money, I say take as much time as you can to try to get it worked out.  I also purchased a house that was at the top of my price range.  I also had plans of things that needed to be fixed (steps, chimney liner, etc) that I used to negotiate a lower price overall (which is what brought it down to the top of my price range).  Two weeks after I moved in I had some major plumbing problems that ended up costing $18,000 to fix that I had NOT planned for.  I looked at the inspection report, and it was THEN I noticed the inspector had written that he could not get the cap off of the drain and suggested I get a plumbing inspection "as plumbing problems can be one of the most expensive things a homeowner can face."  My insurance only covered a little bit of it.  My parents were able to help a little.  The rest I had to put on a credit card.  Six years later and many other problems (started to feel like I had purchased the money pit) I finally feel like I'm making some headway on the debt.  There are always more repairs, though.  Now, fortunately, either DH or my step-FIL take care of most of them.

    The point of this long story is don't settle for faulty electricity that may cost a lot of money and don't settle for a measly $800.  I know you really want this house, but make sure everything major is taken care of - either fixed or properly compensated - BEFORE you close.  Good luck!

    Fourth Anniversary

    Electrical really shouldn't be that much to fix.    Honestly.   We bought (and bid for) our house knowing we need to update, replace all electrical eventually (we still have fuses).  Fortunately for us, my brother  is an electrician.  Unfortunately, he lives 360 miles away and hasn't been able to come out yet to upgrade it.  

     Get a couple of quotes, and also- call a fire department (many firefighters have second jobs in the trades) or your local IBEW.  

     

     

  • I'm sorry the inspections didn't go well.  Perhaps instead of looking at it as "being out the money" for them consider it money well spent in that you know exactly what would need to be fixed in the house.  Can you submit the appraisal to the sellers?

  • Happy late birthday!!

    Sorry you are having an issue with the electric.  My dad re-wired my parent's house and I don't remember him freaking out about the cost.   Maybe it won't be as bad as you think?   I am sure you can't wait to move in and have the whole process over with.  I think the other pps are correct in saying that it is good to wait it out and make sure everything will go in your favor. I am so terrified of going through this house buying process.  DH and I decided we can't wait to move now, with the baby on the way.  I don't want to feel rushed, or find a great house that ends up having some huge, hidden issue.  I am wishing you good luck that things start looking up with the house!

  • Thanks for all of the feedback.  We have an electrician coming Monday to give us an estimate for the repairs, and we plan on submitting that to the sellers.  But most of the house is just not up to current codes, and an $800 credit just won't do it when it could cost up to 5k to fix everything.  I'll keep everyone posted!
