Refinishing hardwood floors?

Has anyone had this done?  Do you remember roughly what the cost was per square foot?  DH and I really want to get this done before baby, but we are debating if we'll have enough $$ after the kitchen/bathroom projects.

Bonus points if you recommend the company you used.  (We are in Livonia if that matters)

  • we did it but we did it ourselves so i'm not much help. it really wasn't expensive or hard though.

  • We've done it ourselves twice, but both homes were ranches.  It was probably $150-200 total to do it ourselves to about 900 sq feet.

Had you done wood floors before?  Did you rent equipment?  DH is a real DIY-er on home improvement projects, but he really doesn't want to do hardwood floors.

    yeah, we rented a sander.
if he doesn't want to do the floors then i would just hire someone. i don't think it's that expensive and it will save your sanity.

  • We did it last year - but we did it ourselves. Never priced out the cost per sq foot, I'd have to go back and look at receipts for the sander rental and such. The cost is a mystery since we were doing all sorts of projects at the same time we never took the time to split it up.

Honestly, if you (or H) are handy it's really not difficult to DIY. H had never touched a drum sander prior to and the floors turned out awesome. The guys at home depot showed him how to work the machine and he watched a few youtube videos for tips.

Cleaning up the dust/applying the sealant was a bigger PITA than the sanding.  We didn't stain the wood though, that may add a layer of required skill to the project.

Just an idea - you know, if you're looking for MORE projects! Stick out tongue

Yeah, that's what I'm thinking.  DH teaches himself as he goes on projects and often has to go back and fix mistakes that he made.  Therefore, projects always take longer.  It's easy to fix mistakes when he messes up on drywall, but it won't be as easy to fix when he sands a hole in our hardwood floors!  It will save both of us (especially me) a HUGE headache if we just have a professional do it.

P.S. Don't tell him I said that.  Smile

  • We had this done.  I think I got 4 or 5 quotes, and they ranged from $1.65 upwards of $3 per sq ft.  We went with Natural Hardwood Floors, Tony is the owner (he was the lowest price too).  He did a fantastic job, actually much better than we expected (we had a lot of stains/damage).  He also repaired a few spots.....great work.  His phone is (313) 330-5907.  (We called him as a referral, I heard about him from my parents' neighbor who had some work done.)

  • After reading the responses -- just something to think about:  if you DIY, it's going to make a mess.  If you're living there, be prepared for that....it will be hard to contain the dust.  Not saying it isn't worth it, but just a heads up.  If you hire it out, make sure you use a vendor that has a "dustless" system (basically everything is hooked up to a huge vacuum that sucks all the dust out instead of blowing it around your house).

Thanks for the advice!  We're most likely not going to DIY, and this is one of the main reasons.  We are planning to go stay with ILs for a couples days while it's done anyway, but this is just one less thing to worry about.

  • We had ours done last summer and the company we went with was amazing!

we've gone DIY with everything else but didn't want to tackle the floors.  So glad we hired it out!!

They did a great job @ our friends house and we were very happy with their work.  Good luck!
  • We used Riemer floors in Bloomfield. I am not exactly sure of the sq footage, but if I had to guess I would say 1200-1300 sq ft? That also included 14 stairs which they charge you a bit extra for. We had it finished natural (no stain) and it was $2800. We got about four quotes, ranging from $2000-$5000 so we felt they were a good price.
