Help! Rental House Suggestions!

Hey there, Ladies!

I'm sending up a desparate flare to all you awesome Nesties. DH and I got a letter from out apt complex yesterday reminding us that we have to declare whether we're renewing out lease or not by Monday (5/23/11), which we had totally forgotten about (they require 60 days notice, rather than the 30 days we were assuming).

We generally like our apt well enough, but we're about 15/20 min north of campus now (I-35 and E Yager), and since DH has another 2 years to go at UT Law, we're considering trying to find a small house to rent (not ready to buy) down near the north edge of campus. Also fueling this possible change is the fact that our apt complex is raising our rent by a whopping 17% for next year. OUCH.

So, I need suggestions of houses that are for rent in that area just north (or general close) to campus. We'd like to keep rent below 1100/month, but we obviously may have to make some reality adjustments depending on what is available. Our apt lease comes up July 22, so it'd be great if a rental house would be available around then, but we can be flexible with extending our apt lease by a month, or overlapping the leases for a few weeks.

We rented in Hyde Park and found that it was really helpful to drive around and write down info. on houses with signs in the yards.

This is where we rented when we first moved to Austin and we loved it. However, you may be in for a pretty teeny house for $1100 in that hood. We rented a 1400 sq ft house for $1600/mo and that was one of the cheaper ones we found. With the current market, maybe rents have gone down.

We don't need anything particularly big, but I know we'll probably have to give up the dream of staying under $1100 XD $1300 - $1400 would feel less than great to our budget, but it's still within the 'do-able' range.

Craigslist is honestly a great resource, but if you want to get closer to campus, driving around is the best way because a lot of those landlords don't have to advertise since the houses practically rent themselves out! When I lived in North Hyde Park (near 50th) we paid $1350 for a 3/2, which wasn't all that bad. You should also consider the Steck/Far West area because of the shuttles. I used to live in a duplex between Steck and Far West just off Mopac that was a 2/2 with over 1200 square feet for $925 a month.

Definitely check out Craigslist.

We rented a 2/2 duplex off of Braker and Metric and really liked it. Its not too much further south than where you are now but it was cheap. $800 a month.

I rented a townhome in Hyde Park (34th and Grooms) in college through Waugh Properties. It was a nice place, we had an end unit and it was a 3 bedroom for 1500, older, late 1960s but it was the most favorite place I lived in college. I bet you could find something similar and a bit smaller in your price range.
