Hi - I noticed you said you live in Arbor Greene - how do you like the neigborhood/community area etc?
I'm house hunting and we found a house we LOVE in that development and are likely going to put an offer in on.

I LOVE AG!! There's a real sense of community here -- the people are great! Some of the subdivisions are a little more involved than others, but there's always something going on if you want to get to know more people. The programs at the clubhouse are really nice and the community amenities are fantastic!
The only real drawback right now is the construction on Bruce B. Downs. It jams everything up and the congestion can really add to commute time, depending on where (and when!) you are going. In good news, the construction is progressing well and it won't be a forever-problem.
Also, there's quite a bit of wildlife here. We have gators, deer, armadillos, opossums, dozens of species of birds, etc. For me, that's a plus, but I know not everyone is in love with the idea of walking out to find a wild animal in their yard! Something to consider if you have pets or kids and your yard backs to a pond or conservation.
DH and I eventually want to upgrade our home, but it is likely we will try to stay in AG, since we like it so much. So, if you think the home is a match, I would say go for it! I'll have you over for coffee when we become neighbors
That is SO good to hear. We love the neighborhood and the house, and it is just nice to hear such a positive opinion about it!
We put in an offer tonight, so I'll keep you posted....I would love to get together *if/when* we become neighbors (I am hesitant....we already put a bid on one house and did not get it....but this one is SO much better!)

If you don't mind me asking, is the property a short sale? We had the hardest time buying in NT bc of all the stinkin' short sales. You'd think that most banks would be happy to have eager, qualified buyers, but some are just so unmotivated to sell (especially when the sellers are whispering "loan modification!" in their ears). I worked in real estate the past three years and even knew a few tricks for making more attractive offers, but we still got jerked around.
If you don't get this one (which I really hope you do!!!), just keep in mind that there are lots of lovely homes out there and you will get the one that is just right for you!
