We had a big crack show up in our basement floor. We have a sump pump and there's no water in the crack that I can see. Our house is 25 years old and we bought it last year (it was a flip). I've talked to several people on the phone and I got a whole bunch of different answers. Some said it was nothing to worry about, some thought it was a big deal or a sign of a bigger problem. Any ideas? It's making me nervous that we have some larger drainage problem. TIA!

without seeing it, it is impossible to tell what the problem is. It could be the house settling, it could be a tree root, it could be water. where in the floor is it -- anywhere near the pump? along the wall? or center of the floor?
I would spend the time to have a few contractors come out and check it, and not just waterproofing companies.

Foundations can settle and cause cracks, but if the home is 25 years old then the settling should have occured already. If the crack is new, and there is no evidence of a previous patch job, I'd have it checked out by a structural engineer just to be sure. All this crazy weather (mega snow, rains) we've had in the past couple of years could have shifted the soil.
