Going to contract tonight!!!
They came through! They gave us the full 4,500 electrical credit and have already made several other unrelated repairs. AND, it's been monsooning here, so I had the REA let me in so I could check the roof and windows for any leaks, and the house was completely dry. So tonight, when DH gets home and I'm done with lessons, we're meeting up at my dad's office (he's our lawyer) and we're going to contract on the house! EEEEE!!! The thought of writing such a huge check (about 5%) for escrow makes me want to barf, and I can't imagine how I'm going to feel at closing between putting down another 35% and closing costs, but I'm so excited!!! The rates by us at TFCU (teacher's federal credit union) just dropped to 4.250 if you qualify for the rate, and we do - so away we go!!!

And 5% escrow seems like a big chunk of change! I know in the city (Chicago) it was double what we had to pay in the suburbs (and a different county), but I don't think either were 5%.
Around here, normal is 10%, and my dad negotiated it down.
