Would you invest...

in a new kitchen, knowing, that you'll stay for about 5 years more in this home and then you'll probably look for a bigger one.

Our kitchen is disastrous. But it is a lot of trouble AND money to change it, .... and I don't know what to do.

  • Kitchens and bathrooms sell houses.  A lot of people do at least minor updates just to put their houses on the market.  New appliances, countertops, and maybe freshy painted cabinets go a long way.

  • I agree w/PP.  I think it depends on how much you want to do to the kitchen.  I would think about the minimum investment that would maximize the saleability of your house.  I defeinitely wouldn't go so far as to completely renovate, just update it so you can live with it for the next five years.

  • Is it ugly or is it non-functional If ugly, then update with paint, new laminate or whatever bestselling countertop is in your neighborhood. If it's actually broken- drawers don't close, falling apart, then a renovation would be worth it. You just have to make sure you don't go crazy with it.

  • We're renovating before we list the house (in less than 2 years) and it CAN be done for cheap.

    new cabinets=$2100 (eurobrite)
    laminate counter top= $300
    paint=$50
    Building supplies (drywall mud, sand paper, nails, new plumbing)=$100
    celing fan=$100
    ceramic tile for the floor=$200.

    All in all I guess it depends how much you want to spend, and what your issues are. Kitchen renos get 75-85% return on investment with re-sale. And because it's such a huge overwhelming job, most people don't want to do it themselves.

  • The problem is.. it is not exactly falling apart. As for ugly - well, it is not my style, or the kitchen of the century, but I could go with it.

    it is just STUPID. Vitually no countertops. A sink which takes 1/3 of the kitchen (what WHAT have they been washing in it, knowing that thereis a brand new dishwasher???). Storage is stupidly done as well.

    Basically kitchen is cluttered with unfunctional furniture, the electric sockets are put in the lysterious places, and it's everything but convenient....
