Hey girl,
When you sold your house did you use a realtor? or were you the ones that sold it by yourself in a very short time? We are thinking about selling and building one next year and I was wondering if you did sell it without a realtor, how hard was it?

We sold our house on CL - it was super, super easy - SUPER easy! It was probably a lot of really good luck but we did a ton of research on the comps in our area so that we were comfortable that it was priced exactly right. On our CL listing, we made it VERY clear we were willing to work with a buyer's agent but that we were not willing to be represented. That was the worst part - the tons of calls I received from realtors trying to convince us to list with them. We sold the house in four days but in that four days we had a ton of realtors come by just to see the house to see if it would be a match for one of their clients. We allowed them to look because they might have actually had a potential buyer, who knows?
In the end, our buyer's agent did most of the work, as far as paperwork and such and it ended up working out just fine. You can find the offer and counteroffer documents and such online for free.
We did use a realtor for the purchase of the house we live in now. He listed the house we were selling on openhouseok.com for a small fee which we thought would be worth it because we weren't sure how the CL thing would work out. We paid the fee but because the house sold so quickly it never even got onto openhouseok.com. Oh well!!!

I am a Realtor and I am not going to say "Use me, use me!!!" but I will say this....
I think the success of FSBO is based on a lot of factors. The price of your house, the condition, location, and luck to name a select few! You can always have a few Realtors do a market analysis to give you some more info. It is free of charge, and if it isn't you don't want them in your home. It will give you some good info and starting info.
And... I am always happy to give solicited advice on this topic as well.
Well we decided to put an ad up last night just to see if we got any hits off of it but I never in my life would have imagined that we would get bombarded with very aggressive and pushy brokers from all over Oklahoma!! One guy is being so bad that DH just went back on and deleted it a few hours ago because he doesn't want to deal with anymore people like this one guy. I'm thinking our best bet is to probably just go with a realtor who is better equipped to handle situations like this!
