We applied for the mortgage Saturday, and the last big hurdle - the appraisal - is today. I hope it appraises for more - I'd hate to have to renegotiate because of a low-ball appraisal.
DH and I got growly last night - interest rates went up again! On Saturday, the rate was 4.25, and now it's at 4.5! We don't want to lock in until we have the appraisal done and the commitment letter in hand from the bank, but that blows. Maybe they'll drop again - DH didn't want to lock at any rate, but now he agrees that if it drops to 4.25 again, we'll lock in. I think he's finally understanding my more conservative approach to this.

I was so relieved after the appraisal, I also was worried about re-negotiating price. But we were so shocked, our house appraised 60k higher than what we are paying (50k higher than list price)! I hope it goes well for you guys!
Good luck with the interest rates, that is a bummer. Talk to your lender and see if they can get the inside scoop ahead of time on what the market is going to do (that's what ours did) so you know if you need to lock in now if the market is going to go back up.
As of right now, when is your closing date?? We close June 30... our house looks like a sh*thole right now because of packing, but I am counting down the days... A little freaked out though because DH leaves for business in Omaha, Nebraska on Sunday and won't be home until the 25th- 2 weeks. Goo.

When we finally closed... I was out of town!! We knew I would be out of town that week for work for at least a year, and DH was supposed to go with me. We tried to get it earlier, but the buyer's lawyer was insane and wouldn't budge on the dates. So he got to finish packing the condo, move the condo, clean the condo, go to the final walk through, go to both closings, move the condo stuff in, unpack, and wait for the moving truck with all my stuff... and start to unpack all of that (along with getting quotes for windows & something for the basement & a radon mitigation system) all by himself!
The contract says July 15th, if we're lucky it'll be end of July - it takes awhile to get insurance and title around here.

Our closing date was tentatively set for the 15th, as well. Good luck with the appraisal. I hope it's smooth sailing for you guys from here on out!
