We are just starting the home buying process, and it is so incredibly stressful. Originally we were just going to rent for quite awhile, but the only rentals in town, including ours, are so tiny. Anyway, we're looking at houses because we figure it can't hurt. But the selection in town is terrible! We live in a town of 2,500, so of course the selection isn't going to be great. However, it is like there are two extremes. Either the houses are tiny and hardly livable, or they are brand new and gorgeous, but way out of our price range. There are no middle ground houses here!
To top it off, everything is grossly overpriced. I was comparing all the asking prices versus the assessed values and they are all about $40,000 off. I know the assessed value listed on the county website isn't completely accurate, but $40,000?! I guess if we can't find anything, then it isn't meant to be right now...

That is stressful! Just keep that attitude that if you don't find something now it is not meant to be!
Could you expand your search area a bit to look at rentals and houses in another town? Since I don't know what your area is like, I don't know how inconvenient this would be for you.

Due to DH's job, we have to be within 15 miles of here. So we're looking as far as we can. But it's all rural, and there isn't much choice around here. We're pretty limited!

Are you working with a real estate agent at all? Sometimes, they will know about a house coming up on the market before there is a sign in the yard or an ad.
Also, even if houses are listed above the appraised value, you can not get a loan for a property that asses under the selling price. I believe you are required to have an appraisal on the house by your own appraiser before your loan company will actually give you the loan. Good luck girl!!
