Guess the price...

I've seen people do this on the MM board, and it's kind of fun! Plus, I want your opinions on how much you would pay for this house. We're looking at it tomorrow morning with a realtor.

It caught my eye because it's listed $30k less than a very similar house, only this one is 3 years older, so it's got a few cosmetic things that need updated. Anyway, here's some info....

1456 square foot on main floor, 1456 in basement (basement currently partially finished) 

3 bedroom + 2 non-conforming bedrooms

2 full bathrooms

5 car garage (1500+ square foot)

Privacy fence with large deck 

Manufactured home built in 1998

The garage sounds like it would look ridiculous with such a home, but it's got an interesting layout. There are 2 attached garages on the front and 2 more attached on the back of that facing the alleyway (they can't be seen facing the house). Then there is 1 detached garage in the back.

This house is located in a town of 450 people. It is 15 miles from a town of 25,000, and 70 miles from a city of 350,000.

  • I'm no good at this either but I'll give it a guess lol. I'll go with $160,000? I'll probably be way off too haha.

  • I'll see if anyone else wants to guess, and then I will reveal the asking price. However, I will say you're both a ways off. Some additional info, it is a corner lot. Lot size 73x125.

    In my area this would go for at least 250k if not more (i cant see the pic so maybe im wrong, but juts from the description)

    EDIT: i got the picture now. It would still prob go for 200-250k, but i picture a more modern home from the description. PS non-conforming bedrooms means what? not the size or doesnt have a closet? b/c if no closet, then it can never be sold as a 5 bedroom house...those are technically offices or playrooms. bedrooms must have a closet at least in CT to be declared as such!

    I'm in Nebraska :) Our houses go for much cheaper. It's probably going to make you very jealous when I reveal the asking price.

    Non-conforming bedroom means it's in the basement and doesn't have an egress window so it can't officially be considered a bedroom.

    reason - it was built in the 90s and comparing it to the 100 houses we looked at (yes physically looked at 100 houses when were house hunting) two years ago from the features that is my guess. I know DH would be drooling now over a 5 car garage lol. Plus the features are similar to our house only we have a 2.5 car garage and less bathrooms.

    Exactly. We almost pay more in rent than we would for house payment, taxes, and insurance.

    Where we live, houses go for cheaper too! I guess a lot of it depends on location.

    You are correct. I am unbelievably jealous. We bought our 1946 fixer-upper for FAR FAR FAR more than that house is being sold for. God i wish i didnt live in CT.

    I'd snatch that up in a heartbeat! Even if stuff needs updates!
