Things I wouldn't mind never doing again: selling a house that I'm still living in.

Realtor called.  Said someone wanted to look at our house.  They're pretty much sitting in front of our house.

REALLY?!  SERIOUSLY??!

Realtor said to grab dogs and kid in the garage, and open the garage door when he was out.  Oh, and I was at the grocery store, so DH got to take care of the dogs and kid.  He's not so good at wrangling the dogs by himself, much less the dogs and kid.  Ugh.

This was our third showing.  Our second showing that gave us less than 15 minutes warning.  And this is after I told our realtor how I felt about realtors calling and not giving much warning when we hired her.

  • Do you have the option of telling them, "Please make an appointment, we are in the middle of dinner" or something?

we should have, and i think i will next time.  realtor called and asked if i was home, and i told her i was at the grocery store, but DH was home.  i'm considering calling the realtor and telling her that the next time she asks if someone can come see our house, unless they give us 30 minutes minimum...the answer is no.  we're moving the weekend of july 4th, so they can do their last minute drop-ins then.

  • are you using CSS?  If so, ask your Realtor (or you can call them) and tell them 1 hour notice PERIOD.  They won't even call and ask if it's not in that window.  Also have your agent put in the private remarks on the MLS "seller has pets and baby, 1 hour notice is necessary for all showings"...  This will cut down the last minute showing stuff.

    yes and no?

it's been a cluster*bleep*.  and my realtor isn't helping.  i'd seriously consider firing her if i could.

first showing..they used CSS, which gave me an hour notice.  then CSS called a little later, and asked if they could move up the showing by 15 min.  fine.  the zoo and i go to petsmart.  come back.  realtor calls.  apparently there was no key in the box so they couldn't see the house, but they'll be back because they really want to see it.  then she calls a little later.  says they want to see it.  in 10 minutes.  WTF?!  my parents had just gotten back with food and we were settling down to eat, but my parents were nice and just packed the food up and said we could eat later.

second showing...use CSS.  all goes well.

third showing was today.  they didn't use CSS, i think they were driving by and called my realtor, whose number was on the sign.

If someone wants to see a house THAT bad they can wait longer than 10 minutes.  I'd just be polite and tell your Realtor that you have a baby and pets and will have the house ready in 45 minutes.  I promise you that they will come back.  Sounds like it's you need to have a sit down with your Realtor.  What good is a lock box with no key?  Good news is that you're getting showings :)
