So, we had a very decent home inspection on Wednesday for the home we're intending to buy (the one with the purple garage door i posted on FB a couple of weeks ago).
We had a list of about 6 items that we wanted addressed as part of the process. One they'd need to regardless, as it is mandated by state law and they wouldn't get a fire inspection certificate (required for sale) without it. Another is pending a result of the radon test. The other 4 vary in difficulty -- the rubber boots around some of the vents on the rubber roof (half of the roof) need to be reglued, the faucets on the jacuzzi tub needed to be tightened (there was no clear access panel, so we expected it to be challenging), the water heater is missing a required vacuum seal atop the pipes, and various issues with the heating system (oil burner hasn't been serviced since 2009, and 2 required changes needed to be made per the law I mentioned above -- a safety valve installed and a fuel supply line moved above ground and put in plastic sheathing.)
So, not overly complicated, and, other than getting a roofer in and getting the oil company in to do some work (probably under $500 on their end for that, but, again, they'd need to do this anyway), nothing overly burdensome or unreasonable.
We had our inspection on Wednesday afternoon, and our "list" was given to them on Thursday morning. Hadn't heard how they'd reacted to it yet, and was getting anxious, since we need agreement in order for the Purchase and Sale agreement to be crafted and signed by Tuesday (challenging with tthe 3 day holiday ahead).
I heard from my realtor at 3:00 and she said, "I'm not sure what's going on with these sellers and what kind of education they are getting from their realtor, but, they've already had the oil company there for 2 of the items, they've fixed the faucets, and the roof company is coming tomorrow to do the seals. For whatever reason, they were under the impression that they have to complete all this work before the Purchase and Sale next week, not before the closing" (which, by the way is in THREE MONTHS by their request).
So weird! I feel badly they just ran with it, rather than agreeing to it and then scheduling at their convenience in the coming weeks/months.
But, hey, works for me!
So, we'll still do the P&S mid next week, and move to a end of september closing, unless they find suitably housing first.
