Nesties who have sold their house please come in!!
I know several nesties have recently sold their house, if you don't mind me asking, How long was it on the market for and how many showings have you had?
Our house has been on the market for 1 week and we have had zero showings yet. Our realtor said that there have been several people that have called and wanted more info but that's about it. My husband is about to go insane and I keep telling him that these things take time. I'm just curious what the typical time frame is and if maybe there is something else that we need to do to get more people interested.

Lower your price. If I've learned nothing else, that is what I've learned. If people aren't coming to see your house it's likely priced too high. Care to share your pictures? Pictures are a big deal too. How low you price your house also depends on how desperate you are to sell.
Our house was on the market for 3 months before we accepted an offer (we had 1 offer within 30 days of listing it, but we turned it down. Turns out we should have accepted that offer because we ended up taking around what the first offer was). We closed about a month after that, so 100-120 days from first listing it to closing date. We had probably 40 showings in that time. Typically 2-3 showings/week. The first month it's on the market is a crucial time, so make sure your house is priced right.
The first two weeks we had several showings. By week 3 we had a full price cash offer on the table...which fell through when the contract on our buyer's house fell through.
After that we lowered our price and had several showings and had another offer that went through in about two months after our first contract fell through.
Staging is HUGE. Post pics and we can help you if you'd like. I also agree with Tavia about lowering your price. If you're even a little high, people will avoid seeing your house. Make sure you're all over every web site and your Realtor has a brokers open to let all of the other Realtors go through it to see if they have some potential clients that may love your property.
Good luck!!!!
We sold our house in four days - had three showings (to people actually interested in buying). We received an offer above asking price because the buyer wanted to close in fourteen days. It was mayhem.
Is your house on MLS and openhouseok.com? Has your relator listed the house on craigslist as well? Is there adequate signage in your neighborhood/outside your neighborhood that advertises the house? Has the house been listed in the newspapers? If you go on zillow and search your house, is it listed there?
I would request in open house ASAP. The reason we sold our house ourselves is because most realtors wanted to put the house on the market at a low ball price so they didn't have to do any work to sell it. Not acceptable.
I wouldn't consider a price drop right away since it has been a week....but I would be curious if your house has been properly listed so that potential buyers know it is available.
We sold our house in May. I think it was on the market for 45 days. Maybe 55. I can't remember. We sold by owner and only showed the house to 5 people. One couple saw the house 5 times and never made an offer. Our buyer offered cash very close to our asking price and payed for a realtor to do all of the paperwork. It was an ideal situation. I have absolutely no advice to offer though. Our sale was pure luck. You are correct, these things do take time. Everything happens in it's own timing!
Thanks Ladies,
I guess I was just being impatient, we actually had a showing last night and we have one the next 3 days so yay!!
