Looks like we are moving to the Philly area as soon as we can sell our house here in CT (send strength, its going to be ugly.)
I was looking at the Downingtown school district mostly. We'd also consider Great Valley, but I like that we can get a little more house for our money further out. DH will be commuting to Collegeville. We don't mind a more rural setting.
Any suggestions on where else to consider? Or insight into where we are already considering.
Thanks so much in advance!
Re: Downingtown? Malvern?
Downingtown schools are pretty good. If you want that district, take a look at West Bradford Township for homes. My nieces/nephew go there and their dad was an administrator, and they seem happy.
Also, if you haven't checked it out yet, try West Chester school district.
www.everyhome.com is a good search tool for the area.
The taxes in Downingtown are pretty high from what I understand. Malvern has lower ones due to the Great Valley Corp Center. At some point, you will pay off your mortgage. However, the taxes will loom forever. Both are good school districts, but GV does rank higher (if that is important).
I agree at looking at the WC area. You can get a really nice house for your money there, and decent school district.
Good luck on the sale of your house, and the move to PA!
Wait, this board already has an Olivia from CT, me! LOL
In all seriousness though, check out Phoenixville. It is super close to Collegeville, the house prices are reasonable, the school district is decent and I know a lot of people that are ending up there to start their families. I had another friend move there just last month for that reason. Oh, and it's super close to Wegmans (which you may or may not already know about.)
Other things you'll need to know....Hoggies and Subs (if you see grinders on a menu, they will not be what you are expecting), you can't buy beer and booze/wine at the same store (but you can buy them after 8 and on Sundays!) Beer is bought at a distributor (some of them are drive thru) but it's likely you can only buy by the case. Wine and booze is bought from "the state store" and it's very possible that if you ask someone where the "package store" is, they will direct you to a UPS store. "Down shore" or "the shore" exclusively means the Jersey shore and even though you may currently live very close to a body of water you will be corrected that it is not "the shore" should you use those words to describe any body of water that is located along the coast but not part of New Jersey.
BTW, I miss CT (I grew up in Litchfield) but I LOVE living here. Be sure to get to know the city even if you don't end up living super close to it. Philadelphia has so much to offer! Good luck selling your home, finding a home here and with the move. Let us know if you have any other questions.
We're in the Downingtown school district - two currently & one that graduated last year. I'm pleased with it in all ways except for the size. One of my kids class size is 525. Although the classroom size tends to remain on the smaller side in the HS, not so much for elementary. We do pay high taxes. Great Valley is an excellent school system & still not quite as large as Dtown or West Chester. Malvern can be pricey though. I grew up in & went to Phoenixville. It has really changed since then. I have several high school friends that have moved back to Phoenixville & have their kids go to the public school. I've heard nothing but good things from them. Have you considered living in the Collegeville area? Methacton schools are good as well.
If you decide on Dtown, messge me with any questions on specific areas/neighborhoods. Good luck with the sale of your house!
