who has their home on the market right now?

I haven't posted here in awhile but thought I'd pop in! We are listing our home this week and I wanted to see how other Houston nesties are doing with their home sales. Anyone sell recently? Anyone still on the market?

  • We are closing on our sale on the 20th (thank you bpaullo!) Ours is a bit different from others because we had a townhouse, but it seems like the market in our area went down from the comps we used to list to the comps our seller used to buy. We really thought our area was on more of an upswing than that.  We still are making money, but not much. From list to close, it took us a little over 5 months.

  • thanks :) we are also in a townhome-rich area but we do have a benefit in that our townhome is freestanding and has a yard...we shall see!  I think our area is kind of popular right now for young singles and newly married couples---we are seeing a lot of that in our complex right now.  Hopefully we will find the right buyer.

    I would like to price very agressively but H doesn't want to go too low...I say price low and negotiate less, but not everyone agrees.

  • Our house was on the market for 3 weeks in February & we accepted an offer for 4k under our asking price.

    ETA:  We priced it pretty aggresively.  There were too many other houses on the market that were similar to ours to waste our time & energy pricing it higher.

  • based on the feedback, your yard is going to be a HUGE bonus. We have the benefit of and end unit, but we only have a very small balcony. Many of the people who looked at our place commented that they wanted more outdoor living space. For people looking at townhomes, you can't always find that. 

    For some reason I think we may be close to you, but a bit farther east. :)

    We are in rice military, so lots of townhomes there :) honestly, I just want to sell the house and move on and move into a new home before summer ends. I have friends visiting in September and I'd like to be settled by then....that's the hope!

  • On the market for 2 weeks.

    2 showings - one for sale and one for rental.

    We live out near IAH.

    Our realtor said for the first time in her career she's had a few open houses where nobody showed - not even a nosy neighbhors!

  • Thanks to bpaullo, we had our house on the market for a total of FOUR days.  It sold to the first people who walked through the door :)  VERY, very unusual for Pearland, as most people can attest, because the market out there is pretty yucky (lots of foreclosures/short sales, and still a lot of new construction, so people are going toward that a lot of times instead of buying a "used" house).  God had his hand in our house sale because we bought our new/current house and sold our old house in the same week.  Crazy.

  • Here.  The market where our house is has gone away from us and we are coming out of pocket a couple of grand plus all realtor fees out of pocket.  It stinks.  The Buyers are coming tonight to finalize and we also have a backup contract coming tomorrow.  It has been quite stressful.  Buyers are paying cash, so it helps speed things up.  We already bought a new house but have been remodeling in this downtime.

     

     

     

  • We had our Willowbend area house on the market for about four months before we sold.  Sold lower than I ever wanted to go, but with the way the market was, we had to give a bit.  Glad to be done!  We had one buyer lined up who walked away on the last day of his option period for reasons that were listed in the Sellers Disclosure (an 8 year old roof).  Luckily while we were negotiating with that buyer another offer came thru, so we went back to that one and she ended up purchasing the house.
