How long did you have your house on the market?

    20 days

    Yes, 5% of purchase price, we had only been in the house for about 5 years.

    We bought a house, then put ours on the market two days later.

    Considering building a new house (2-story, 3 car garage, more space).  Our taxes are outrageous and we would like to be closer to my parents.  Very preliminary considerations, it's scary to me.  :)  We considered another time too and didn't act on it, but this time we're further in the consideration.

    What were your thoughts on losing money on your home?  Did you need to move?  Or were you okay with losing money?  We've finished our basement so I don't intend to lose money on the deal, just curious on the thought process.  :)

  • Actually we just wanted to move, to have more room.  We thought we were going to have more kids at the time, so it just seemed right.  As for the loss, we didn't lose money on the mortgage payoff, but did have to cover some of the fees associated with the move (closing for the other person, agent fees, etc.) and we had the money so we didn't worry about it I guess.  Which is also kind of why we bought before we sold.  We finally found the house we wanted after a year of looking and everything just clicked.  We knew we would lose money, but we gained SO much more buying a house that's market value was down also.  Thats how we looked at it.  5-10 years from now, presumably, we'll be farther ahead in the value of our home that had we waited to buy for the 5-10 years.  Overall, we just decided to take advantage of the market, and the loss we took, we more than gained in the purchase we made, so we were good with the decision.

    How long did you have your house on the market?  Our house was on the market for a month.  It sold just before the tax credit expired.

    Did you take a loss?  Yes, the sense of the money we put into it.  We had finished our basement, put in landscaping, fence, sprinklers, painted the exterior, etc.  We were about $10k below where I wanted to be...but we looked at it in terms of making double payments, and decided that we'd be up to $10k in no time if we had to sit on it.  It was the right decision for us!

    Did you work with an agent or FSBO? Agent.

    Did you have a house being built or ready to purchase as your house was still on the market?  We built our new house.  We broke ground on the new house in September, and put our house on the market in March.  We closed on both in early June.

  • As for the home improvements, yes, we re-did the floors, privacy fence, professional landscaping, extended the patio in back, and some other things to it.  We got exactly $0 value out of those improvements.  We considered it for our enjoyment only:)

    Did you take a loss? We broke even after being in the house 5 years bc of realtor costs

    Had you done any major home improvements? major, no. But we did have to replace the siding on the back of the house, put a railing on the deck where there used to be a hot tub, fix the roof, and fix the siding/trim around the garage door where it had gotten soft.

    Did you have a house being built or ready to purchase as your house was still on the market? We were working with a custom builder but planned on not breaking ground until our house sold. Once our house sold, we found an existing that we loved so we went with it.

  • We sold in October 2010.

    How long did you have your house on the market?  It was on the market for 20 days.

    Did you take a loss?  After realtor fees, closing costs, etc. we had to come to the closing table with $2500.  Not bad considering we bought at the height of the market in 2003 and sold at a low point in 2010.

    Had you done any major home improvements?  We had just put a huge patio in our backyard last summer, but other than that, we really put almost no money into our house.

    Did you have a house being built or ready to purchase as your house was still on the market?  We had to sell our house before we could buy something new.  We did tons of looking at pre-existing while our house was on the market, but we didn't find anything we liked.  While our house was still on the market we decided to build.  Because our house sold so quickly we had to live at my mom's house for 5 months while our new one was being built.

    Did you take a loss? yes, $25,000

    Had you done any major home improvements? Yes we had installed central air, new furnace, and painted the kitchen cupboards.

    Did you have a house being built or ready to purchase as your house was still on the market? No... we lost so much we had to do a rental instead.
