How long should I wait...

To call my landlord back to see just when his guy is coming to fix our air conditioner?

I called him on Monday to tell him that our air conditioner isn't working very well... at times it is 85-90 degrees in the house and the air conditioner will run for hours on end. Sunday it was running for 7 hours straight and at 9 o'clock it was cooler outside than inside. Not looking forward to the electric bill.

I know it has only been a couple of days, but I know our old landlord would have had it at least looked at the same day or day after and we have heard nothing from this guy or our landlord and this is a smaller area....

  • I can't believe you waited this long! Check your lease agreement. I believe when we rented things needed to be checked by our landlord within a certain time frame of breaking and then fixes within another. I would be very testy without an update.

    When I called on Monday he was like "well you should check the filter because sometimes a dirty filter is the only issue and you may need to buy a new one but yeah I'll send my guy out"

    This makes me miss our old place... we didn't have to buy new filters.. they replaced them for us. 

    When we took in a list of things that were dirty or needed taken care of .. kind of like a checklist for when we move out there is a list of things that were wrong before we moved in, some things that were disappointing to us he just said "well, we don't tend to keep up with those apartments as much as the rentals that go for $600 a month... you kinda get what you pay for" .... ok, I can understand that to a point, but we're still tenants! I'm still giving you money every month! I think you can have someone come fix a leaky pipe under the sink or fix a doorway so it doesn't seem as easy to break into!

    UGH.

    How long have you lived here? There should have been new filters put in before your move in time IMO.

  • I'd also google "tenant's rights" in your state.  You may be surprised at how protected you are.

    And no AC?  Yeah, I'd be calling every ten minutes.

  • I'd be calling daily. Did you replace the filter and it's still running non-stop? Sounds like it needs coolant/antifreeze, whatever that stuff is. This used to happen in an apartment I lived in in Florida, it would basically freeze up and just run, run, run. Is it super humid in your apartment too? That's what mine would do.
