Commute times to Collegeville?
I'm pulling all of this information from
google maps, but I'm wondering if you all could weigh in and let me
know if these are completely off base for rush hour commuting. We're moving from out of state, and my
husband will be commuting to Arcola Road in Collegeville.
Wayne - 23 minutes
Glen Mills - 41 minutes
Ardmore - 30 minutes
Jenkintown - 42 minutes
Wallingford - 38 minutes
Ambler - 35 minutes
Chester Springs - 35 minutes
Hatboro - 38 minutes
Media - 35 minutes
West Chester - 30 minutes

Honestly, I think you should probably add 15-20 minutes to any of those numbers. I went to college in Collegeville (yup, there's a school there) and there's been a ton of new growth and development in that area. There is a lot of industry in the area, which accounts for lots and lots and LOTS of rush hour traffic.
Where will you be working? There are lots of great places to live in the area. What are you looking for (city, small town, rural, SFH, budget)? The girls here will definitely be able to help you out.

DH will be at Pfizer and because of the traffic we've been looking mostly in Chester Springs and some of the more northern/eastern parts of Downingtown but I just don't want to exclude anything without doing the proper research. We are trying to keep DH's commute under 45 minutes (including traffic.)

To get to Collegeville from Downingtown/Chester Springs, you'd need to take 202N to 422W. that is going to be a PITA. I'm not trying to discourage you from looking there, because it is a GREAT area, but be prepared for his commute to be mainly stop and go traffic. You should be around 45-1 hour for a commute, depending on the day.
Any particular attachment to that area? If you are looking for something in Chester County, Phoenixville has a fantastic down town area, is close to Collegeville, and reasonably close to Chester Springs and D-town.
Beagle, what about 113? What is that like? A lot of the houses we are looking at in Downingtown are in the Uwchlan elementary school district. For one particular house google maps would send him straight through Phoenixville via 113 and it would take 37 minutes (again their calculation, not mine.)
Is that all realistic?

Wow, I was going to add something about my commute from Philly to Pfizer but realized that was 2 years ago... I can't believe its been that long! FWIW, it used to take me 45 mins to get from the Art Musuem to work each morning, if I left by 7am. 422 wasn't crowded going west but was packed going east.
I miss the brand new Wegmans they put in across the street from Pfizer...
I live in Phoenixville and my friend does the reverse commute to Downingtown schools and it takes 30 minutes or less. She is also up very early. In the area you are looking, you will not be taking 202/422. It takes you out of your way.
113 isn't too bad once you get past the 113/100 intersection. There are lots of lights leading up to 113/100 and near the Downingtown schools. It gets very traffic-y at that intersection b/c of the turnpike entrance just north of there. 113 has very few lights until you get closer to Phoenixville. I would say that you should allow a solid 50 minutes for a commute. You hit a school zone on 113 (the Montgomery School), which really can slow you down.
My suggestion for him is to take Rt 113 and bypass the downtown of Phoenixville and Rt 29. You will encounter lots of lights through Phoenixville, along with backups across the Mont Clare Bridge and again as you approach GSK and Rt 422. Approach Pfizer from the North on Arcola road. I use this route when I go to Wegman's (across from Pfizer) to avoid the Mont Clare bridge backup.
Google Maps says this route would take 19 minutes, but I estimate it to take about 12 minutes.
hi there - coming out of lurkerdom to say, uwchlan township to collegeville will take right around 45 minutes if you're aiming to get to work at 830. i think most people at that particular office get to work (much) earlier than that, though. during the summer will likely take a bit less time due to no school buses on 113.
it's not awful in the grand scheme of things. i currently commute 6 minutes so the idea of 45 minutes kind of stings for me, but i realize it's not so bad.
- i dont do it on a regular basis, only on the oddball day i have a meeting out there. i will say, though - the parking lot fills up early. he may want to tack that onto the morning commute. 
that being said, there are SO many good houses out this way (dtown east part of the district) that are super affordable right now so it might be a good time to jump.
This is very very true. If you want a reasonable parking spot, you need to be here before 8 AM. Otherwise, add on additional time to find a spot and hike to the building.
You guys are amazing. This is super, super helpful. I think we could probably manage 45 minutes especially considering the (amazing) houses we are seeing in Uwchlan. We are going to go down at the end of the month and poke around. We'll probably end up throwing the further flung towns off the list.
