HAR question

Dumb HAR question - what exactly does Pending (with the little red box icon) mean in terms of where they are in the process?  All's said and done, just waiting on the closing date?  Or is there still potential for it to fall through?

  • it means they have an offer pending but will continue to show until everything is finalized and closing date is set

  • Thanks - turns out the closing for this house is tomorrow.  Had no clue they kept listings up and continued to show until all was signed, sealed & delivered!   Makes sense but gives false hope to the rest of us!  Haha
  • Agents have a choice of what status to close.  It the choose "Pending" it goes off of HAR.com.  If they choose "Pending Continue to Show" it shows until it closes.  Some agents what the phone traffic so they leave it showing.  However, both mean the same thing.  In contract, out of option, waiting to close.

    it's probably tokeep the seller's options open.  our HAR listing doesn't say anything about pending...but we're supposedly closing on aug 18th.  but we still don't know if the guy's loan has been approved.

  • i have seen houses go from "pending" back to "active" status - I guess the potential buyer fell through, for whatever reason.

    so if it's a house you really like, keep your fingers crossed...

    Side note: We called his aunt and she is helping us a lot. She works for a large Remax(not sure if it is this company or another) type agency so I feel much better after talking with you and her.

    I would think you would likely have more of a chance with an "option pending, continue to show" than a "Pending, continue to show".  An option period is usually around 10 days, and the buyer is only out their option price (usually $100), whereas after the option period is up (what bpaullo is saying that "pending, continue to show" means), the buyer would be out their escrow? (bpaullo, correct me if I'm wrong).  Obviously a lot more people walk during the option period, since they are out only a minimal amount of money if they get cold feet.

    You are correct.  "Option pending" is still in the option period.
