So we went back and forth yesterday, and ended up getting to $215K which is exaclty what we were planning on and hoping we could get them to come down to! Now that we have officially agreed on an offer, home inspection will be this weekend!
It is such a relief to have such a big step taken care of. They have already had two offers fall through towards closing so it has been inspected twice. I don't anticipate any issues to arise, as they have already taken care of everything minor that popped up in the first two.
They are going to start looking for a house, and then we should close in 2 or 3 months! Thanks so much for all the well wishes and positive thoughts. I appreciate it!

I have to offer a bit of a warning to prepare yourself for some bad news. Not seriously bad news, but something that's not perfect and appears that it might throw a wrench in the deal. I say this because both in our homebuying experience and my parents', there were several times that something came up that made us SO SAD because we thought it was a dealbreaker! It never was, and I feel like if I had been more prepared for it not to go *perfectly* I would have better handled the little bumps.
I hope your purchase is bump-free, but even if it's not it will still work out

That is awesome and horrible I feel like I'd be doing WAY too much outlet shopping cause "its cheaper!!" not! haha regardless thats so exciting! Ask tons of questions at the inspection if something seems weird to you ask because an inspector won't catch everything and it can't hurt to ask questions they are pretty helpful in saying oh thats a quick fix you just add this or move that. (at least ours was) Keep us posted on how it goes!

Very true!!!!! As much as I wish for you that things go smoothly, they definitely won't. So take it one step at a time. Buying a house was the most stressful thing I've encountered so far (and I was doing it at the SAME time as planning our wedding - worst idea ever). Just hang in there, it all works out
