?s about renting a house

  1. What is typically the deposit?  One full months rent or more/less?
  2. What is typically the pet deposit?
  3. How many pets can you typically have?
  4. Anything else I should know?

Of course I know each owner is different but I assume that most stay around the same. Thanks!

  •  We rent a duplex, but I think they usually work the same way. 

    Our deposit was one month's rent and didn't have to pay a pet deposit. We have two dogs (had one when we moved in and told our landlord that we were planning on getting a second) - I don't know what his limit is, he just told us not to "run a shelter out of the place." He's really easy going! When we were looking at places we did come across a lot of no pet/small pet only landlords, so that's something to keep in mind.

    We're responsible for the backyard maintenance, and our landlord - who lives on the other side of the duplex - takes care of the front. If we were renting a SFH I would expect to be responsible for maintaining both the front and back. Other than that, it's not that much different than renting an apartment. 

  • We rent a duplex too and our experience has been different. Our rent is $950, but our deposit was only $600 for some reason. Our landlords said they'd prefer no dogs, and when we got a cat they charged us a $250 pet deposit. Our landlord does the lawn maintenance.

    I really think it varies by owner and it would be hard to generalize, but it would probably be safe to assume that the deposit will be around one month's rent and that you may have a hard time finding someone okay with dogs.

  • We're on our third house rental. With the first, deposit was about half a month's rent and no pets allowed (partly why we moved). Second place was a full month's deposit, and pet deposit was $250 ($150 refundable). This place was a full month's rent as deposit and $300 pet deposit (but they have yet to ask for it, so I've yet to pay it). 2nd place limited us to one dog only, but we were such good tenants, that they were going to lift that restriction if we signed on for another year (but we moved due to my job). Our current place didn't list a limit, but all subsequent pets must be approved on an individual basis. 

    Our first landlord did yard maintenance (tiny yards, duplex) but in the SFHs, we've had to do our own maintenance. NBD for me, but DH would disagree. :)

    And like pp mentioned, a lot of landlords have restrictions. I had a hard time finding a place the third time that would take a dog over 35 pounds (my porker is 55 pounds).

    We have so much time, and so little to do! Strike that, reverse it.

  • Most of the properties I show or lease are as follows:

    deposit equals one month rent ( all refundable if property is same or better then move in)

    pet deposit is anywhere from 300-500 per pet. Im also starting to see alot more 'increased rent for pets' or parts of the deposit being non-refundable. And usually its less than two, and under 50lbs.
