I apologize now for this being so long! It wouldn't let me post in on FB, I think for that reason, lol!
When it rains, it pours. I thought I was doing the smart thing and started shopping around for termite treatment and pest control service since the termite bond that came with our house is expiring this month, and we've been seeing lots of the same bug inside the house. It was a good thing I did, but now I have to get a state inspector to come check us out because one of the companies that came to give us a quote found two different places where there's evidence of termite activity!
One is in the garage, and he admitted it's just a place he knows to look that often gets missed. The other is in our guest bedroom, and there are so many issues (moisture damage on the outside siding that was noticed in the inspection/"repaired" before closing, fire ants present that are normally a sign, SO many things outside that should've been noted on the inspection like rotting wood from an old tree in our mulch), he said he's 95% sure there's live activity in there! OMG!
So now we have to have a state inspector out here and potentially tear into the walls to see what's going on! And apparently Terminix hasn't treated the house since 2002 (again, not noted on the WDO report), when it was due in 2007 at the latest! But of course, we've already received three renewal notices in the four months we've lived here.
I'm so discouraged with all this! There have been so many smaller issues with this house that either should've been disclosed or that we missed because the seller's furniture was here during inspections, and we had such a bad experience with using a brand new realtor! I feel like there's a laundry list of problems, and each new one keeps going to the top of the priority list, pushing everything else back further!
The sad part is I really didn't want to use this realtor and should've pushed DH with it (it was a coworker of his who was retiring and starting a new career). And when we heard they had termite issues in the master bath last year, it made me really nervous, and I wanted to hesitate, but reasoned that we already had a verbal agreement, and this was my last chance at a house. While we love our house, I SO should've listened to myself!

What kind of protection/help is the termite bond going to offer, if any?
That's what we're doing now. We have the state inspector looking over the inspection report now, and coming out Monday to do his own inspection. If he finds that it should've been caught, then the state will take over and the inspector could lose his license. Then we'd be able to make a claim against his bond for the repairs IF the bond on the house doesn't cover anything.
As for the termite bond we have, the company is sending someone out Wed to look over the damage. I just have to call and see if the repair part of the bond will transfer to us (I had no idea it might not!). If it doesn't, we can go after the sellers to cover it, since they presented it as transferable, then they can go after the company for failing to treat correctly.
All in all, there are various ways we can go, and it should get taken care of. It's just one more issue to deal with, and now something we have to disclose when we sell.
