usual offer timeline?

i have no clue if my realtor is just being kind telling me this buyer is slowpoke or most buyers are this way? but man we were suppose to get an offer last night, now this morning ansd so on.

but they called yesterday and asked if we'd close on sept 15th? um get us a damn offer already that's soon.

  • I remember when we were buying that our realtor always gave a deadline of 24 hours.
  • It might not be the buyers' fault. They may be waiting on final figures/answers from their bank before putting in the offer, that way, they are a credible buyer and you can feel confident in accepting their offer. 

    The buyers will also want to lock in their rate and they may have to pay $$ if the settlement date is more than 45 days away.

    eta: I think they are just being conscientious. If the 15th didn't work for you, then they'd have to make changes to the offer. By asking first, it saves you both a needless back-and-forth of paperwork.

  • Am I reading this correctly?  They requested a closing date without an offer?  That's a little odd to me.

  • Time moves slower for the seller...they may be doing research on comps, coming up with an offer amount, or waiting for their realtor to draft up the documents. A lot of back and forth between the buyer and his/her realtor has to happen, before you actually get the offer.

  • Things can close fast. When I bought my condo it was 28 days from contract to closing.

  • I feel like there aren't really any "usuals" when it comes to these situations because there are too many different factors that come into play.

    Sounds like they are trying to get all their ducks in a row before wasting their time and your time with an offer. I don't think its odd they asked about a closing date first. They might have a reason they need to do it then and if thats not an option for you, then why bother?

    I'm sure it sucks but just try to be patient!

    I am also dying to know the offer already. I know we are probably going to have to counter.  

  • It is odd that they did ask for a closing date first, but maybe like ppl said that it avoids their realtor having to redo the offer paperwork if you said no to the date after their offer was submitted to you. 

    I can also tell you that when we bought our home last year, we did all of our homework before submitting the offer.  I didn't want the seller to think we were nuts if we had to withdraw for any reason because we couldn't afford the house, etc. and didn't think about that first.  So, it may just be they are indeed serious responsible buyers and just want to have all their ducks in a row.  And as the seller, you also have a say on when you want to close, as it is part of the contract and negoitating process.  Have you given much thought to that yet if the offer is serious and you are willing to accept it?

    Our realtor contacted the sellers' realtor to ask about a closing date.  We hadn't sold our condo yet so we wanted 60 days.  Turns out they were getting divorced and neither had found a place to move, so they were appreciative that we asked since they would have countered with a later closing date anyway if we hadn't requested 60 days.

     Good luck - it takes a lot of patience!!

  • Ok offer in! We are countering. My god full seller's assist is annoying if you need full you need to not lowball.
  • Yay for offer!  Hopefully you can work something out.  I agree about asking for seller's assist and lowballing.  We did some sellers assist and purposely gave a higher offer because of it.
  • Yay!  Good luck with the counter offer.  Don't forget your house also has to pass appraisal, so def go over that with your agent when counteirng.  Low ball and full seller's assist = not nice.

    Our house wiould likely appraise at full offer. We are 15k under our initial list.

    it kind of sucks because the son is buying the house but we are actually seem to be negotiating with the father and they are taking the tactic of long waits etc. to come back with an offer.

    Story of my life. We sold our house to a single guy, who, despite being in his mid-30s, could not make decisions for himself. Thus he would agree to something during the day while at work, go home and talk to mom and dad and come back with a different and often ridiculous demand in the evening. Our realtor warned us that deals with parents involved are usually the hardest bc the parents have no emotional ties or "skin in the game" and its all business and financial bottom line. I hope things move quicker for you after this initial counter. I just kept reminding myself...when its all over I wont care how we got to the end (as long as its somewhat reasonable).

    not to mention his father is a lawyer so everything is a list. He isn't familiar with our specific area (which hasn't dropped drastically in price) and talks about south philly in general so it is kind of annoying.  i mean we are coming out a head which a lot of people can't say but i am not about to let the house go for nothing.

    A lot of buyers think seller assist is a gift, and is above and beyond the offer price.. I try to educate them that it's not - and you need to factor it all in, and deal in net numbers to the seller.

  • So it's a day later - did you guys sign off on a price yet?    Good luck!!  :)  Is the son borrowing money from his parents, or are they just involved in general?

    Not odd at all.  Actually, we asked this with your house before offering.  It's not a formal request, just kind of a "where do we stand on things" considering the house was full of stuff and we wanted to know they werent going to need 90 days to vacate.   ;)
