Brand New Home vs Home that needs work but better location

We are looking to relocate, and are going back and forth on which home we want. We have an accepted offer w/ a house to sell contingency on House A right now. But I keep wondering if its the right house..

We have found House A that is everything we want, but needs some work (no granite, s/s, every room needs to be painted, but the location is ideal (1 mile to the ocean) established neighborhood, quiet, mature landscaping etc. It is 3555 square feet 5 bed 4.5 baths. Loft for office Keep in mind the pictures aren't the best and their furniture placement is odd! Also there is a 4 season room off the huge great room that would be our tv room/den while the great room has the dining and more "formal" living room. There is no defined dining room, but you can do a dining/living area

We also have found a brand new construction,(house B) everything is done shiny and new, but the location isn't exactly what we want (it is 3 miles from the ocean) but its a newer subdivision, we worry about the value and also living in a construction zone, as they continue to build. Its 3 bed 2.5 bath plus den/office 2400 square feet.

We aren't afraid of some hardwork (we've done that on our current house) but I don't want to have project after project to work on for the next few years. Obviously any house you buy you have to paint/add your own style and I'm inspired by so many blogs and seeing the amazing transformations people have done. I feel like we can add a lot more value to House A vs B and in the long run its a better investment. But I know that I like shiny and new...

    I agree with you that house A is a better investment.  I would stick with that and have fun with the remodel.

  • I would go with house A. Painting isn't that big a deal and granite isn't that huge an investment. You could argue that having an established home will mean maintenance is closer in your future, but from everything I have heard new builds often have their own unique set of maintenance problems.

  • I would go with house A, like the PP said you cant change the location. You can def turn house A into House B, i think, without a huge investment.  Plus I like that is has more room so down the road if your family is expanding or whatnot you dont need to worry about that. I also think the curb appeal on A is wonderful! GL

  • House A for sure. I would really consider the location in the situation, you don't want to get stuck somewhere that isn't exactly where you want to be :)

  • We are sticking with A, we are having an inspection done next week, along w/ a thermal scan to give us an idea of the effiency as its oil heat...

    I look at it this way: you can spend money updating A to make it feel new like B ... or ... you can spend money finishing the basement in B to get the same number of rooms and similar square footage as A. In the end, you get pretty equal houses, but not equal locations. Stick with the better location.

  • Location, location, location...  A is by far your best bet.  Have fun really making it your own.
  • I would consider what can't be changed about the house and pick that way.  I would pick A- I know it might take some time to bring it up to you want but from the pictures it looks like a great house.

  • I also would go with house A.  Location is everything and so even with a few updates - your house might be a better investment than a new home.
