What do I expect at a closing?

We close tomorrow, and I have no idea what this entails, or what I need? So far I've heard "a check for the downpayment and the loan paperwork." We're buying privately, so no realtor involved...

  • You should get a HUD-1 statement from either the closing attorney or your mortgage broker.  This will tell you the exact amount you need the check for.  Usually this is a bank/certified check, not just a personal check, so make sure to plan a run to your bank for this.  Other than that, we literally sat around a table and signed and initialed a million papers and then got our keys.  It's pretty simple and straight forward, all the real work is done ahead of time.

    This pretty much exactly. Our mortgage guy called me about 2 hours ahead of time to run to the bank to get a cashiers check. We signed a million papers and they made copies of our drivers license. We met with the sellers after to chat and we could ask questions. Ours was an estate sale and the 'sellers' were her grandson and a guardian who have never lived in the house so there wasn't anything to ask. When we sold, our buyers had signed out of state the day before so we did not chat or meet.
