Fair Wear and Tear

I've never really understood what 'fair wear and tear' means in a flat. Does it include things like the odd broken/chipped dish? Or does that need to be replaced?

Just curious how you interpret this common clause in rentals/lettings.

  • I am not sure in a furnished place, but in an unfurnished place I have understood it to be that everything is still in good working order, but you can see that it has been lived in.

  • Fair wear and tear usually means things like carpets with traffic damage from walking on them. Things that aren't expected to stay pristine with general use. Sofas where the cushions have compressed a bit from sitting on them or curtains that have faded in the sunlight are other examples.

    Broken dishes, no, but I would argue that chipped would be covered.

  • Hmm, okay. We are trying to decide whether to replace a few things that have broken. It's not a lot, but we've been here about a year and I did drop one bowl that shattered and two glasses have broken in the dishwasher. Question is whether we should replace them, leave a giftcard, not worry about it, or let her decide whether to take this out of our deposit. We don't move for another little bit yet but trying to budget ahead...
