Talk to me about OBX towns please!

DH grew up going to Kitty Hawk and really likes that area. I've noticed higher rental prices in Kitty Hawk versus, say, Nags Head. I'm wondering what the differences are between the areas and if there is a quality of beach issue. We are looking at Duck, Kitty Hawk and Nags Head.

TIA!

  • we always went to Duck when I was growing up but I think all the areas are now pretty equal in beach quality, restaurants, amenities, etc.... I think the price difference comes in with how close you are to beach access. We are going next summer and plan on paying the extra to be close to the beach so we don't have to be going back and forth a distance all day....

thanks. so is there a difference in how close the houses are to the beach that are listed as "oceanfront"?

  • I personally prefer the Corolla and Duck areas.  It is less crowded and less touristy.  Of course that means fewer restaurants and shops as well.  The beaches are usually pretty open without crowding and are quiet.  A couple of years ago, I was in Corolla the week that starts with Labor Day and I was literally the ONLY person on the beach for a good portion of the day.  (Prices are also cheaper during that time, but it is still pretty warm - if that is an option.  Although I technically think it may be hurricane season.)

  • We go to Duck and love it. It is not quite as developed as Kitty Hawk and Nags Head...mainly becuase there is just a two-lane road going through the town that snakes north to Corolla. There are still lots of beach-y shops, but virtually no fast food restaurants, no mini-golf, and just one Wings!

I haven't spent enough time at the other places to judge the beach quality I'm afraid.

We did Corolla the first week of June this year and it was the same.  Not hoards of people piled on top of you, and was really peaceful.  Water was colder that time of year, but our rental house had a pool and hot tub.

Each realtor has different terms.  Generally, beachfront/oceanfront should mean that there are no buildable lots between you and the water.  I can't link to the exact page (which is a pop-up), but if you go to http://www.sunrealtync.com/property/search and click on the small text that says 'Location Information" under Location, it will show you what the different terms mean in terms of distance to the beach.  A lot of listings say how many feet they are from the beach or beach access.

  • I've been to all three and I think the beaches are pretty similar.  Kitty Hawk might have the most folks at the beach, but truthfully the Outer Banks beaches are never as crowded as the Eastern Shore/Jersey Shore ones I grew up going to.  The are all family friendly and have a lot of room to spread out.
  • We stayed in Waves and it was a lot of cheaper than some of the other places.  Our house backed up to the beach, and it was easy walking distance to the water.  They also allowed dogs on the beach after 8:00 pm which was nice for us.  (Though that may be an all of Outerbanks thing, I think.)  There were some great local restaurants and shops, and less of the touristy stuff, which I liked. It wasn't that far of a drive to the other towns too, which was nice when we decided to spend a day up in Kitty Hawk.  I think a lot of the price difference really has to with how mainstream and touristy it is.  So depending on what you are looking for, it may work just fine. :).

  • We have stayed in Nag's Head, Hatteras, and Kill Devil Hills the past 3 years.  Kill Devil Hills was our favorite.  This year, the house we chose is in Corolla, and we're excited - I think it'll be the best house and location yet!

  • I've only been to Emerald Isle which is on the southern portion of the outer banks called the crystal coast and runs horizontal instead of vertical. Can't say how it compares to the other areas in terms of atmosphere and rental rates but my family loves it. Very family oriented. There's also the aquarium, beaufort, and shackleford island with horses and shelling.
