We had the inspection done on the home we would like to buy yesterday, and the news was not good. It needs work on the foundation, roof, plumbing, and a few small electrical issues. The selling agent seems to think (unofficially) that the owner will be willing to fix any issues.
Can you put into the offer that they have to have someone licensed fix the issues? It looks like the owner tried to do a lot of repairs themselves and that is what is causing issues now. We're meeting with our agent on Monday, but I just thought I'd see if anyone else had been through this.

You can require it, but to be honest, with that many issues, I'd walk away. Foundation issues can be expensive to fix, and if it's not done properly, you are stuck with the problem.
My best friend bought a house with a roof that leaked, and had it in the contract that a licensed roofer had to fix it. They got the paperwork that it had been done. Guess what happened in the first major rainstorm after they closed? They were on the hook for 12k to fix the roof and siding.
I'd walk. There are other houses.

Yes. I would also ask for a written confirmation from the contractor that the work was completed.
We can't do that with our type of loan. They have to be fixed prior to closing.
I want to walk, DH doesn't.

We had 1 minor electrical thing that had to get done and the sellers were required to show the receipt at closing that it was completed and by a licensed electrician.
Peronally though with foundation problems I would walk away. The other's are things you can fix and more "normal".
We walked away from a house a few months ago for these exact reasons. You can absolutely require that they hire a contractor to take care of the work, especially if bad DIYs are the cause of the issues.
I would walk away from this one. You can and will find something that isn't in this bad of shape. We found something worlds better, for cheaper even!
